At the time of this research, none of the units<br />
was occupied, so post-occupancy in<strong>for</strong>mation<br />
was not available. Feedback from the London<br />
Quadrant Housing Association has been<br />
positive, and they are pleased with the final<br />
design of the units and the environmental<br />
features integrated into them.<br />
LESSONS LEARNT<br />
The main lessons learnt from the development<br />
have been:<br />
• Having an in-house <strong>Code</strong> assessor is an<br />
effective way of ensuring that the <strong>Code</strong><br />
requirements can be achieved in the most<br />
cost effective way as well as ensuring the<br />
post-construction evidence requirements<br />
can be easily collated and submitted<br />
• Achieving the minimum mandatory energy<br />
credits <strong>for</strong> <strong>Code</strong> Level 3 typically requires<br />
the use of renewable energy generating<br />
technologies. Although the achievement<br />
of a 25 per cent reduction in dwelling<br />
emission rates is possible without using<br />
renewable technologies, this is difficult<br />
on flats and terraced units as they are<br />
already inherently energy efficient<br />
• Solutions to achieve <strong>Code</strong> Level 3 at<br />
one development can be used on other<br />
developments. For example, the Home User<br />
Guide at Tempo can now be used as a<br />
template document on other schemes<br />
• Building <strong>homes</strong> with lower lebels of air<br />
permeability may require additional training<br />
<strong>for</strong> on-site operatives and design teams in<br />
order to ensure that construction details<br />
are designed and built correctly<br />
