submitted by the applicant to <strong>Loudoun</strong> <strong>Water</strong> for execution. Deeds and/or plats are not<br />
submitted directly to <strong>Loudoun</strong> <strong>Water</strong> until they have been approved by all parties and are<br />
ready for execution.<br />
1. Residential Subdivisions -- For residential subdivisions, easements are typically<br />
conveyed as part of the application for a subdivision record plat (SBRD), a subdivision<br />
waiver (SBWV), or a family subdivision (SBFM).<br />
2. Non-Residential Site Plans. -- For multi-family residential projects and nonresidential<br />
projects, easements are typically conveyed as part of an application for site<br />
plan (STPL), as an easement plat (ESMT), or as a dedication plat (DEDI).<br />
B. Deed Language for <strong>Loudoun</strong> <strong>Water</strong> Easements<br />
The required standard deed language that must be included in all instruments processed<br />
through the Signature Deed process may be found on the website.<br />
C. Execution Process<br />
1. Signature Deed Package<br />
The signature deed package should be submitted to the Department of Land Development<br />
Programs, and must contain the following items to ensure processing:<br />
a. a completed form titled Signature Deed Request and Checklist, which is available on<br />
the website;<br />
b. the original deed, with original signatures of all parties except <strong>Loudoun</strong> County and<br />
<strong>Loudoun</strong> <strong>Water</strong>;<br />
c. one copy of the approved plat, bearing the most recent revision date;<br />
d. one copy of the County Attorney’s letter approving the deed and plat as to form;<br />
e. one copy of the County Project Manager’s request for signature deeds. This may be a<br />
printed copy of an e-mail, but it must be included in the deed package.<br />
2. Final Review and Execution<br />
Applicants should allow a minimum of 5 working days for <strong>Loudoun</strong> <strong>Water</strong> to process<br />
signature deed packages.<br />
If inconsistencies are found during final review of the deed and/or plat, the applicant will be<br />
notified, and the package will be returned for the necessary revisions. The County Project<br />
Manager and <strong>Loudoun</strong> <strong>Water</strong> will determine whether additional referral review is required<br />
prior to resubmission of the signature deed package.<br />
Once the final review has been completed and the deed and plat determined to be accurate,<br />
the deed is forwarded to the General Manager’s office for execution. The original deed with<br />
plat will be returned to the applicant for recordation.<br />
