Introduction 1.1 The purpose of this report is to present the new Emergency Repairs Policy for consideration and Board approval. Background 1.2 As part of a review of existing repairs policies it was consider necessary to set out a specific policy covering emergency repairs in addition to the current Repairs, Maintenance and Major Works Policy. 2. Action required by the Board 2.1 The Board are asked to: • Consider, comment on and if required amend the draft Emergency Repairs Policy and then approve the policy. 3. Why have an emergency repairs policy Bron Afon undertakes emergency repairs to its properties to ensure a safe and secure environment for its tenants, leaseholders and the general public. This policy provides guidance on what repairs are to be treated as emergency repairs within or outside of working hours and also sets out what tenants and leaseholders can expect when requesting an emergency repairs service. 2. When is a repair an emergency repair An emergency repair does not mean general works which could be planned and prioritised to be undertaken as part of everday urgent or routine repairs, but genuine issues that if not promptly dealt with are likely to result in the following:. • Any fault which could lead to death or injury of the occupants, staff or visitors to any Bron Afon property. • Faults which could result in danger to life or limb, contravene legislation or seriously impact on the health and wellbeing of people affected. • Faults which are likely to cause extensive damage to the building or its contents. 81
