Chapter 7 The home and its sett<strong>in</strong>g<br />

Introduction<br />

7.0 Previous chapters have focused on the design and layout of hous<strong>in</strong>g<br />

schemes or neighbourhoods, and have reiterated the importance of<br />

achiev<strong>in</strong>g higher residential densities <strong>in</strong> appropriate locations. It has<br />

been shown how well-designed development can contribute<br />

significantly to susta<strong>in</strong>ability, and it is of fundamental importance to<br />

the acceptability of such development by the public that the quality<br />

of design and f<strong>in</strong>ish extends also to the <strong>in</strong>dividual dwell<strong>in</strong>g and its<br />

immediate surround<strong>in</strong>gs. Residents are entitled to expect that their<br />

new homes will offer decent levels of amenity, privacy, security and<br />

energy efficiency.<br />

Daylight, sunlight and energy efficiency<br />

7.1 The orientation of the dwell<strong>in</strong>g and its <strong>in</strong>ternal layout can affect<br />

levels of daylight and sunlight, and will thus <strong>in</strong>fluence not only the<br />

amenity of the occupants but the energy demand for heat and light.<br />

The efficiency ga<strong>in</strong>s derived from passive solar estate layouts (see<br />

chapter 4) can be enhanced by design<strong>in</strong>g <strong>in</strong>dividual dwell<strong>in</strong>gs so that<br />

solar collection is maximised, i.e. when liv<strong>in</strong>g rooms, d<strong>in</strong><strong>in</strong>g rooms<br />

and ma<strong>in</strong> bedrooms have a southerly aspect.<br />

7.2 Overshadow<strong>in</strong>g will generally only cause problems where build<strong>in</strong>gs<br />

of significant height are <strong>in</strong>volved or where new build<strong>in</strong>gs are located<br />

very close to adjo<strong>in</strong><strong>in</strong>g build<strong>in</strong>gs. Plann<strong>in</strong>g authorities should<br />

require that daylight and shadow projection diagrams be submitted<br />

<strong>in</strong> all such proposals. The recommendations of “Site Layout Plann<strong>in</strong>g<br />

for Daylight and Sunlight: A Guide to Good Practice” (B.R.E. 1991) or<br />

B.S. 8206 “Light<strong>in</strong>g for Build<strong>in</strong>gs, Part 2 1992: Code of Practice for<br />

Daylight<strong>in</strong>g” should be followed <strong>in</strong> this regard.<br />

7.3 It is Government policy to <strong>in</strong>crease the share of energy generated<br />

from renewable sources. The Plann<strong>in</strong>g Regulations were amended <strong>in</strong><br />

2007 to allow the erection or <strong>in</strong>stallation of certa<strong>in</strong> micro-renewable<br />

technologies with<strong>in</strong> the curtilage of a dwell<strong>in</strong>g without plann<strong>in</strong>g<br />
