Keep wea<strong>the</strong>r-stripping free of paint. Lubricate rubber or vinyl products<br />
with a silicone product to keep <strong>the</strong>m pliable.<br />
Caulking<br />
Caulking has been applied on <strong>the</strong> exterior<br />
of your home around fi xed joints such<br />
as vents, chimney fl ashing, brick fl ashing<br />
and valley fl ashing. These areas should<br />
be checked annually by <strong>the</strong> Property<br />
Manager for cracks and gaps. Any deterioration<br />
requires re-caulking, using a<br />
good quality caulking compound.<br />
Contact <strong>the</strong> condominium’s Board<br />
of Directors or <strong>the</strong> Property Manager<br />
to report any damage that needs repair.<br />
Foundation Walls<br />
Foundation and basement walls are subject to many stresses and strains.<br />
The base of <strong>the</strong> wall, maintains a fairly constant temperature, whereas <strong>the</strong><br />
top portion extending above ground is subject to extreme temperature<br />
changes, from summer heat to winter cold. These temperature changes<br />
cause concrete and o<strong>the</strong>r masonry to expand and contract and may cause<br />
minor cracks to appear.<br />
The soil on which <strong>the</strong> foundation is placed may settle slightly when loaded<br />
with <strong>the</strong> weight of a house. This settling will likely result in a few minor cracks<br />
and is to be anticipated. Please understand that <strong>the</strong>se cracks do not aff ect<br />
<strong>the</strong> structural integrity of <strong>the</strong> building.<br />
Exterior Faucets (including Frost-Free Hose Bibs)<br />
Surface cracks do not aff ect <strong>the</strong><br />
strength of <strong>the</strong> wall in any way<br />
and are not repaired by <strong>Minto</strong>.<br />
During <strong>the</strong> warranty period, <strong>Minto</strong><br />
will repair any size crack that results<br />
in a leak. Contact <strong>the</strong> condominium’s<br />
Board of Directors or <strong>the</strong> Property<br />
Manager to report a leak.<br />
As a precaution against frozen pipes, exterior faucets including frost-free hose<br />
bibs must be winterized by <strong>the</strong> condominium’s property manager. Hose bibs<br />
which have not been winterized may burst or crack due to water within <strong>the</strong><br />
pipes or faucets freezing and expanding. The locations of <strong>the</strong> main shut-off<br />
valve and shut-off valves for <strong>the</strong> exterior hose bibs will have been identifi ed<br />
during your Pre-Delivery Inspection.
