Maintenance Fees | Are also referred to as common area expenses or condo fees,<br />
<strong>the</strong>y are a monthly charge (your share) for <strong>the</strong> utilities, regular upkeep, management,<br />
administration and insurance for <strong>the</strong> common element areas. The fees vary according<br />
to project and your home size; however your portion of <strong>the</strong>se expenses is set out in<br />
<strong>the</strong> budget statement, which lists <strong>the</strong> percentage for which each unit is responsible.<br />
<strong>Minto</strong> Master<strong>Care</strong> | Is your contact for any questions you may have about your new<br />
home, once you have completed <strong>the</strong> Design Centre process. Master<strong>Care</strong> representatives<br />
will conduct various inspections with you during construction and after you<br />
move in, to demonstrate <strong>the</strong> operation and maintenance of your new home.<br />
Occupancy Date or “Interim Closing” | The day you take occupancy (and keys)<br />
of your new home. It is before <strong>the</strong> transfer of legal title which is called <strong>the</strong> “fi nal<br />
closing”. Even though you get your keys on <strong>the</strong> interim closing, you cannot take<br />
legal title because <strong>the</strong> condominium is not registered.<br />
Occupancy Fee | The monthly payment, payable by you, for living in your home<br />
prior to fi nal closing. It consists of 3 components:<br />
1. Estimated Monthly Maintenance Fee<br />
2. Estimated Monthly Realty Land Taxes<br />
3. Estimated Monthly Interest Component<br />
Pre-Delivery Inspection | Approximately one week prior to your closing date, a<br />
<strong>Minto</strong> Master<strong>Care</strong> Inspector will meet with you at your new home and off er useful<br />
maintenance tips including information about <strong>the</strong> operation of mechanical features,<br />
general maintenance and will confi rm that your fi nishing selections are correct. Your<br />
Inspector will also record any defi ciencies that you may fi nd, for follow up by our<br />
Construction Department.<br />
Registration | The process by which <strong>the</strong> condominium’s declaration and description<br />
are formally approved by <strong>the</strong> requisite governmental authorities.<br />
Tarion Warranty Corporation | New homeowners benefi t from a comprehensive<br />
warranty coverage, which takes eff ect from <strong>the</strong> date of closing and remains in eff ect if<br />
<strong>the</strong> house is sold before <strong>the</strong> end of <strong>the</strong> warranty period. As <strong>the</strong> regulator of Ontario’s<br />
new home building industry, Tarion enrolls new homes for warranty coverage, deposit<br />
insurance, investigates illegal building practices, resolves warranty disputes between<br />
builders/vendors and homeowners, and promotes high standards of construction<br />
among Ontario’s new home builders. Tarion also works with <strong>the</strong> building industry to<br />
help educate new home buyers about <strong>the</strong>ir warranty rights, and about how to protect<br />

Turnover Meeting | The main point of <strong>the</strong> meeting is for <strong>the</strong> developer to turn over<br />
<strong>the</strong> condominium documents to <strong>the</strong> new corporation and to give owners <strong>the</strong><br />
opportunity to elect directors.<br />
Trim Check Inspection | An opportunity to meet one-on-one with a <strong>Minto</strong> Master<strong>Care</strong><br />
Inspector to see your home during construction, and review your Design Centre<br />
selections that may already be installed.<br />
Unit | As specifi ed in <strong>the</strong> declaration, <strong>the</strong> unit is all <strong>the</strong> space within <strong>the</strong> set boundaries<br />
of your home.<br />
Year End Inspection | Just before <strong>the</strong> end of your fi rst year, you have one more opportunity<br />
to provide <strong>Minto</strong> and Tarion a list of items you wish to have reviewed. This list<br />
will be reviewed at your Year-End Inspection visit with a <strong>Minto</strong> Mastercare Inspector.
