Article (21)<br />

1. The Owners Association will be responsible for the managem<strong>en</strong>t, operation,<br />

maint<strong>en</strong>ance, and repair of the Common Areas. For this purpose, the Owners<br />

Association must obtain the relevant lic<strong>en</strong>ce from the Departm<strong>en</strong>t.<br />

2. The Owners Association may delegate part of its powers to any person or company<br />

for such remuneration and upon such terms as may be agreed.<br />

Article (22)<br />

1. Each Unit Owner will pay to the Owners Association his share of the annual service<br />

fees to cover the exp<strong>en</strong>ses of managem<strong>en</strong>t, operation, maint<strong>en</strong>ance, and repair of<br />

the Common Areas. Such share will be calculated based on the area of the Unit<br />

compared to the total area of the Jointly Owned Real Property. The Master Developer<br />

or Sub-developer will pay his share of the annual service fees in respect of the<br />

unsold Units.<br />

2. A Unit Owner may not waive his share in the Common Areas to avoid paym<strong>en</strong>t of his<br />

share of the annual service fees.<br />

Article (23)<br />

1. Save as permitted by the Articles of Association of the Owners Association and<br />

the Master Community Declaration, a Unit Owner or Occupier may not make any<br />

alterations or modifications to the structure or external appearance of his Unit or any<br />

part of the Jointly Owned Real Property that would materially affect the Unit, or the<br />

Jointly Owned Real Property or its external appearance.<br />

2. A Unit Owner who breaches the provisions of paragraph (1) will be liable to repair the<br />

resulting damage at his own exp<strong>en</strong>se and in the manner requested by the Owners<br />

Association. If the Unit Owner fails to meet this obligation, the Owners Association<br />

will repair the damage and recover the repair costs from the Owner.<br />
