e. equipm<strong>en</strong>t used for measuring the provision or supply of Utility Services<br />

dedicated for common use by the Owners and Occupiers of Units.<br />

Article (8)<br />

1. Unless otherwise indicated on the Site Plan, each Unit in a building or part of a<br />

building will comprise the following, without limitation:<br />

a. floors and floor materials and compon<strong>en</strong>ts down to the base of the joists and<br />

other structures supporting the floor of the Unit;<br />

b. plaster ceilings and all other types of ceilings, additions that form part of the<br />

interior area of the Unit and the spaces betwe<strong>en</strong> such ceilings, the ceilings<br />

above the support walls and structures inside the Unit, and walls separating the<br />

Unit from other parts of the Jointly Owned Real Property and any adjac<strong>en</strong>t Units<br />

or Common Areas;<br />

c. non-load bearing walls and non-support walls inside the Unit;<br />

d. windows, glass and fixtures that form part of the internal windows, lighting<br />

systems, doors, door frames, and all equipm<strong>en</strong>t and fixtures serving the Unit;<br />

e. internal connections serving the Unit;<br />

f. fixtures and fittings installed by the Owner or Occupier of the Unit; and<br />

g. additions, modifications and improvem<strong>en</strong>ts made to the Unit from time to time.<br />

For the purposes of this paragraph, the Unit will not include the Utility Services in the<br />

Unit that serve the Common Areas or any other Unit.<br />

2. Unless otherwise indicated on the Site Plan, each Unit in a Jointly Owned Real<br />

Property comprising land, rather than a building or part of a building, will include,<br />

without limitation, everything within the boundaries of the Unit other than the Utility<br />

Services that serve the Common Areas or any other Unit.<br />

3. Each Unit is <strong>en</strong>titled to appropriate services and rights of way from other Units and<br />

Common Areas.<br />

4. The dividing walls betwe<strong>en</strong> two adjac<strong>en</strong>t Units will be shared by the Owners of both<br />

Units provided that these walls are part of the Common Areas.<br />
