Erfreuliche Anzeichen für ein positives Jahr 2011<br />
Solid Signals for a Positive 2011<br />
Sicherlich ist der überraschend rasant verlaufende Wirtschaftsaufschwung Deutschlands ein<br />
Grund dafür, dass Immobilien hierzulande für internationale Investoren wieder hochattraktiv sind.<br />
Die niedrigen zinsen und die relative Beständigkeit der hiesigen Märkte kommen hinzu. Vor allem<br />
core-Objekte und Immobilien in guten und sehr guten Lagen verkaufen sich gut. Hier ziehen die<br />
Mieten und Verkaufspreise wieder an und lassen auch für 2011 weiterhin auf rentierliche Transaktionen<br />
hoffen. Dabei scheint sich <strong>Berlin</strong> unter den deutschen Großstädten zum Liebling der Investoren<br />
zu entwickeln. In keiner anderen Stadt wurde mit Büroflächen mehr Geld umgesetzt als in der<br />
Hauptstadt. Die Stimmung an der Spree ist demzufolge bestens und die Nachfrage stabil.<br />
Wir selbst können für das vergangene Jahr<br />
deutlich wachsende Umsätze verzeichnen und<br />
sehen im steigenden Interesse an Projektentwicklungsobjekten<br />
erfreuliche anzeichen<br />
für eine positive Weiterentwicklung. Gute abschlüsse<br />
erwarten wir zum Beispiel vom Verkauf<br />
verschiedener, teils denkmalgeschützter<br />
Objekte für den gehobenen Wohnungsbau – sei<br />
es das aspen-Institut auf Schwanenwerder, der<br />
Lindenhof in Lichtenberg, eine Villa in Wilmersdorf<br />
oder das geschichtsträchtige Galgenhaus<br />
im Nikolaiviertel. auf großes Interesse dürften<br />
auch zwei Baugrundstücke am Humboldthafen<br />
direkt am <strong>Berlin</strong>er Hauptbahnhof, der ehemalige<br />
Blumengroßmarkt an der Friedrichstraße<br />
oder das geschichtsträchtige amerikahaus in<br />
der city West stoßen.<br />
2011 ist aber nicht nur ein Jahr zahlreicher Immobilienhighlights<br />
aus unserem Portfolio – es<br />
ist auch das Jahr, in dem sich die Gründung<br />
des <strong>Liegenschaftsfonds</strong> <strong>Berlin</strong> zum zehnten<br />
Mal jährt. eine erste Dekade voller Herausforderungen,<br />
kleiner wie großer erfolge und Kuriositäten<br />
geht zu ende. Bis heute haben wir<br />
knapp 5.500 Immobilienverkäufe über eine fast<br />
14 Millionen m 2 große Fläche abgeschlossen<br />
und dabei über zwei Milliarden euro eingenommen.<br />
Der zeitpunkt ist günstig, einmal<br />
innezuhalten, zurückzuschauen und die Weiterentwicklung<br />
unserer aufgaben in den nächsten<br />
Jahren ins auge zu fassen. Lassen Sie uns also<br />
gespannt nach vorn schauen!<br />

Germany’s surprisingly rapid economic upswing<br />
is undoubtedly one of the major reasons<br />
why real estate here is once again highly attractive<br />
to international investors. Other factors<br />
include low interest rates and the relative<br />
stability of the domestic market. core objects<br />
and real estate in good and excellent locations,<br />
in particular, are selling well. In these fields,<br />
we’re seeing rents and sale prices rising again,<br />
which means that we can look forward to further<br />
profitable transactions in 2011 as well. It<br />
would also appear that <strong>Berlin</strong> has emerged as<br />
the darling of investors among large German<br />
cities. Indeed, no other city in the nation saw<br />
so much turnover in office space than the capital.<br />
Demand is stable and the mood in the “city<br />
on the Spree” continues to be very good.<br />
We, too, were able to achieve a noticeable<br />
increase in turnover in the past year, and we<br />
see solid signals for positive ongoing development<br />
in the ever-increasing interest in project<br />
development properties. We’re expecting good<br />
results from the sale of a number of properties<br />
– some of which enjoy historical landmark<br />
status – for the purpose of developing<br />
upscale housing, such as the aspen Institute<br />
on Schwanenwerder Island, the Lindenhof in<br />
Lichtenberg, a villa in Wilmersdorf and the<br />
historical “Galgenhaus” in the Nikolaiviertel<br />
neighborhood. Other <strong>Berlin</strong> real estate that<br />

will no doubt garner tremendous interest are<br />
two properties at the Humboldthafen directly<br />
adjacent to the Hauptbahnhof train station, the<br />
former flower market on Friedrichstrasse and<br />
the historical “amerikahaus” in the city West<br />
neighborhood.<br />
2011 is, however, not only a year of key real estate<br />
highlight from our own portfolio – it’s also<br />
the year in which the <strong>Liegenschaftsfonds</strong> <strong>Berlin</strong><br />
will celebrate its 10th anniversary. a first decade<br />
full of challenges, big and small success<br />
stories and curiosities is coming to an end. In<br />
the past ten years, we have carried out almost<br />
5,500 real estate transactions with a total of<br />
more than 14 million m² and revenues of over<br />
€2 billion. The time has come to pause, reflect<br />
and take aim at further developing our work in<br />
the coming years. Here’s to the future!<br />
