Mit BIKINI BeRLIN entsteht ein Ort jenseits konventioneller architektur, Stadtplanung oder herkömmlicher Shoppingmalls – eine Oase mitten in der Stadt. zentrales element des architekturensembles wird eine spektakuläre Dachlandschaft sein, die annähernd so groß wie ein Fußballfeld ist. Hier findet die Öffnung und anbindung der Stadt an den Tiergarten, die grüne Lunge Berlins, statt. Lebendiges zentrum und Herzstück des Komplexes wird aber das Bikini-Haus: innen wie außen, durch die öffentliche, 7.000 m 2 große Dachterrasse und durch ein Shoppingzentrum der besonderen art. Von Berliner Labels bis zu international bekannten Designern und Brands reicht die angebotsvielfalt. So vielfältig wie das angebot ist auch die Raumaufteilung der Flächen. ein zentral gelegener Marktplatz für Pop-up-Stores wird flankiert von individuell zugeschnittenen Ladenflächen, die allen Mietern einen geeigneten Raum bieten. Architektur, Design, Marke spielen also eine außerordentliche Rolle. Wie und mit wem ist dieses Konzept entstanden? Das Konzept BIKINI BeRLIN ist aus einem großen Pool kreativer Menschen heraus entstanden. Hervorzuheben ist aber arne Quinze, Künstler und Designer, der mit seinem architekturbüro SaQ einen zeitgemäßen, spektakulären und dennoch sensiblen entwurf kreiert hat, der jetzt realisiert wird. Our concept for BIKINI BeRLIN aims at achieving an innovative, contemporary and commercial use of an urban property – and much more. We want to create a new space for people and make a clear urban statement anchored in an outstanding level of quality that can be experienced every day. What would you say is going to be the most prominent and special feature of BIKINI BERLIN? BIKINI BeRLIN will be a location that goes beyond conventional architecture and run-ofthe-mill shopping malls – a true oasis in the heart of the city. The central element of the architectural ensemble will be the spectacular rooftop landscape, which will be almost as big as a soccer field. This is where the connection to the Tiergarten Park – that so-called “green lung” of Berlin – will emerge. However, the lively center and heart of the complex will be the Bikini-Haus, both in terms of its interior and exterior and also via its open, 7,000 m² rooftop terrace and innovative shopping center. The variety here will range from Berlin-based labels to well-known international designers and brands. The floor plan of the various spaces will be just as multifaceted as the shopping itself. a central market area for pop-up stores will be flanked by individually designed retail spaces that offer renters an ideal, custom-made space. Architecture, design and brand names are set to play an extraordinary role. How did you come up with the concept and with whom did you collaborate? The BIKINI BeRLIN concept emerged out of a large pool of creative professionals and especially arne Quinze, an artist and designer whose architectural office SaQ created a contemporary, spectacular and yet sensible design that is now going to be put into practice.

Wie wird sich ihr Gesicht durch Ihr Projekt und andere Neubauprojekte verändern? Die city West war zur zeit der Teilung der Stadt das zentrum Westberlins. Nach der Wiedervereinigung wanderte jedoch die aufmerksamkeit zu den revitalisierten Standorten im Ostteil der Stadt, nach Berlin-Mitte, wie Friedrichstraße und Hackescher Markt, sowie den neu entstandenen Standorten im ehemaligen innerstädtischen Grenzgebiet (zum Beispiel Potsdamer Platz) ab. Diese konkurrierenden Standorte konnten jedoch der city West bis heute nicht die Führungsposition im einzelhandel streitig machen. In den nächsten Jahren wird sich das Gesicht der city West mit den geplanten Konzepten stark verändern. Das etwas angestaubte Image wird durch die Großprojekte zoofenster mit dem Waldorf astoria, den Umbau des Ku’damm-Karrees und des Baudenkmals Haus cumberland, den Umbau der beiden Ku’damm-Bühnen nach den Plänen von David chipperfield sowie durch die Restaurierung der Gedächtniskirche stark aufgewertet. auch unser Gebäudekomplex BIKINI BeRLIN wird unter Berücksichtigung der Denkmalschutzauflagen zu einer neuen adresse für Lebensfreude, intelligenten Konsum und für nachhaltiges Wachstum in der city West. Der zoo Palast wird unter dem zukünftigen Kinobetreiber Hans-Joachim Flebbe zu einem erlebniskino und an den Ruhm vergangener Tage anknüpfen. Wie sieht Ihr Zeitplan aus? Was sind die nächsten Schritte? Mit der Unterzeichnung des städtebaulichen Vertrages am 5. Oktober 2009 im Rahmen der Immobilienmesse eXPO ReaL in München ging das Projekt in die konkrete Realisierungsphase. Nach weiteren Detailplanungen startete die Revitalisierung am 2. Dezember 2010 mit Bauarbeiten, die unter anderem die Demontage der Blauen Kugel und die Schließung des zoo Palastes beinhalteten. anfang Februar 2011 begann die Bauphase mit den ersten Tiefbaumaßnahmen. Das Richtfest ist für Herbst 2011 vorgesehen. Das Gesamtareal soll ende 2012 wieder eröffnet werden. Herr Dr. Büllesbach, vielen Dank für das Gespräch! What does the future hold for the City West area? How is the area going to change as a result of your and other new neighboring projects? During the Berlin Wall era, the city West neighborhood was the center of West Berlin. after German reunification, however, most attention was paid to the revitalized districts in the eastern part of the city, such as Berlin-Mitte, Friedrichstrasse, Hackescher Markt and the brandnew city areas that arose along the former inner-city border (e.g. Potsdamer Platz). However, these competing neighborhoods were never able to achieve the leading retail position held by the city West area. In the coming years, the face of city West is set to change tremendously as a result of various plans. The area’s slightly outdated image will be considerably upgraded as a result of a number of large-scale projects, such as the zoofenster with its Waldorf astoria, the redesign of the Ku’damm-Karree and the historically protected cumberland Haus, the revamping of both Ku’damm stages according to plans by David chipperfield as well as the restoration of the Gedächtniskirche. What does your timetable look like? What are your next steps? The signing of the urban planning contract on October 5, 2009 at the eXPO ReaL fair in Munich marked the beginning of the project’s concrete realization phase. after the subsequent detailed planning, the revitalization started officially on December 2, 2010 with construction work on such aspects as the dismantling of the “Blaue Kugel” and the closing of the zoo Palast cinema. at the beginning of February 2011, the building phase involving underground construction was launched.
