that <strong>the</strong> overall local character, <strong>the</strong> shopping<br />
offer and <strong>the</strong> appearance have lost<br />
ground. Convenience and restaurants take<br />
place <strong>for</strong> a part, but can not fill <strong>the</strong> whole<br />
street. A strength is <strong>the</strong> weekly market on<br />
<strong>the</strong> Sint-Franciscusplein.<br />
Bredabaan has excellent public transport<br />
links, and is also easily accessible by private<br />
car. Parking is not very often a problem.<br />
But <strong>the</strong> road marking of <strong>the</strong> parking facilities<br />
could be improved. However this<br />
can cause problems.<br />
The Bredabaan also has a lot of competition<br />
from <strong>the</strong> “Wijnegem Shopping Center”,<br />
from <strong>the</strong> very close and high-quality<br />
Antwerp city center as well as from <strong>the</strong><br />
shopping area in Brasschaat, a neighbouring<br />
town.<br />
The accessibility of <strong>the</strong> Bredabaan by car<br />
as well as public transport has a negative<br />
effect on <strong>the</strong> shopping environment: <strong>the</strong>re<br />
is a lot of busy and heavy traffic on <strong>the</strong><br />
road. The shopping street is, (due to public<br />
transport, <strong>the</strong> width of <strong>the</strong> street and a confined<br />
number of pedestrian crossings) very<br />
difficult to cross over. There is no separate<br />
cycling track, and <strong>the</strong> Bredabaan lacks any<br />
quality green,spaces or squares <strong>for</strong> leisure<br />
and resting (e.g. benches). The image of a<br />
“pleasant shopping street” has changed<br />
over <strong>the</strong> years into a “busy traffic artery and<br />
access road”.<br />
The Bredabaan has changed over <strong>the</strong> years<br />
in <strong>the</strong> profile of its commercial offer. This is<br />
a result of <strong>the</strong> socio-demographic evolution<br />
in <strong>the</strong> neighbourhood of <strong>the</strong> Bredabaan: a<br />
comparably high degree of unemployment,<br />
long-term unemployed and people with <strong>for</strong>eign<br />
background. This is why <strong>the</strong> older inhabitants<br />
of Merksem often have a problem<br />
in perception. It is noted that <strong>the</strong> age<br />
category of 65 years and more had <strong>the</strong><br />
worst opinion of <strong>the</strong> shopping area. They<br />
stated very clearly that <strong>the</strong>y miss certain<br />
types of shops and supplies (e.g. quality<br />
clothing). Every new night shop or telephone<br />
shop opened is a sign of loss <strong>for</strong><br />
<strong>the</strong>m. Never<strong>the</strong>less, <strong>the</strong>re is a large num-<br />
ber of branch stores and self-employed<br />
specialty shops that you will not find in<br />
o<strong>the</strong>r shopping streets.<br />
The lack of plans <strong>for</strong> <strong>the</strong> reconstruction of<br />
<strong>the</strong> Bredabaan creates a renovation backlog.<br />
Property owners, shop keepers as well<br />
as potential investors refrain from investing<br />
in <strong>the</strong> shopping street.<br />
The local shopkeeper union does no longer<br />
exist.<br />
