Conditions/Reasons:-<br />
1 The development hereby permitted shall be begun before the expiration <strong>of</strong><br />
three years from the date <strong>of</strong> this permission.<br />
Reason: This condition is required to be imposed by Section 91 <strong>of</strong> the Town<br />
and Country Planning Act 1990 as amended by Section 51 <strong>of</strong> the Planning<br />
and Compulsory Purchase Act 2004.<br />
2 The development hereby permitted shall be carried out in accordance with the<br />
following approved plans: TDB-15-001, TDB-15-002, TDB-15-003 Rev A,<br />
TDB-15-004 Rev A, TDB-15-005 Rev B, and TDB-15-006 Rev A.<br />
Reason: For the avoidance <strong>of</strong> doubt and in the interests <strong>of</strong> proper <strong>planning</strong>.<br />
3 The materials and finishes to be employed on the external faces <strong>of</strong> the<br />
development, hereby permitted, shall be identical in every respect to those <strong>of</strong><br />
the existing building unless otherwise first agreed in writing by the Local<br />
Planning Authority.<br />
Reason: To ensure satisfactory visual relationship <strong>of</strong> the new development to<br />
the existing.<br />
4 Both in the first instance and upon all subsequent occasions the first floor<br />
window on the east elevation (such expression to include the ro<strong>of</strong>) shall be<br />
glazed with obscure glass and shall either be a fixed light or hung in such a<br />
way as to prevent the effect <strong>of</strong> obscure glazing being negated by reason <strong>of</strong><br />
overlooking. Furthermore, notwithstanding the provisions <strong>of</strong> the Town and<br />
Country Planning (General Permitted Development) Order 1995, or any<br />
subsequent re-enactment, no further fenestration shall be installed in the east<br />
or south elevation at first floor level without express <strong>planning</strong> permission.<br />
Reason: To preserve the amenity and privacy <strong>of</strong> the adjoining properties.<br />
Informatives:<br />
1 In considering the application the Council were mindful <strong>of</strong> the National<br />
Planning Policy Framework<br />
2 In accordance with paragraphs 186 and 187 <strong>of</strong> the NPPF the council, as local<br />
<strong>planning</strong> authority, takes a positive and proactive approach to development<br />
proposals focused on solutions. The council works with applicants/agents in a<br />
positive and proactive manner by;<br />
• <strong>of</strong>fering a pre-application advice service, and<br />
• as appropriate updating <strong>applications</strong>/agents <strong>of</strong> any issues that may<br />
arise in the processing <strong>of</strong> their application and where possible suggesting<br />
solutions. In arriving at a decision to APPROVE the application:<br />
• the applicant was provided with pre-application advice,<br />
• the application was acceptable as submitted and no further assistance<br />
