specimens which are damaged, dead or dying shall be replaced and hence<br />

the whole scheme shall thereafter be retained.<br />

Reason: Pursuant to Section 197 <strong>of</strong> the Town and Country Planning Act<br />

1990, to protect and enhance the appearance and character <strong>of</strong> the site and<br />

the locality and minimise surface water run<strong>of</strong>f.<br />

5 Notwithstanding the details submitted with the application, there shall be no<br />

external lighting to serve the cattery unless full details <strong>of</strong> it have been<br />

submitted to and agreed in writing by the Local Planning Authority. Once<br />

approved the lighting shall be installed in accordance with the approved<br />

details unless otherwise agreed in writing by the Local Planning Authority.<br />

Reason: In the interests <strong>of</strong> the amenity <strong>of</strong> nearby residents.<br />

6 Notwithstanding details already submitted with the application, no<br />

development or demolition shall start on site until an Arboricultural Impact<br />

Assessment and Method Statement (AMS) in accordance with BS5837:2012<br />

Trees in Relation to Design, Demolition and Construction Recommendations,<br />

has been submitted to and approved in writing by the Local Planning<br />

Authority. The development shall then be carried out in accordance with the<br />

approved AMS. This condition shall not be discharged until an arboricultural<br />

supervision statement, the contents <strong>of</strong> which are to be agreed at a precommencement<br />

meeting, is submitted to and approved in writing by the Local<br />

Planning Authority on completion <strong>of</strong> development.<br />

Reason: To comply with the arboricultural and landscape requirements <strong>of</strong><br />

Policy DES8 and to ensure that trees and landscape amenity are not harmed<br />

or lost during any stage <strong>of</strong> this development.<br />

7 Notwithstanding the Amended Site Plan received 19.4.2013 submitted with the<br />

application, prior to the commencement <strong>of</strong> use <strong>of</strong> the site as a cattery, precise<br />

details <strong>of</strong> the parking and turning shall be submitted to and approved in writing<br />

by the Local Planning Authority. Thereafter, the development shall not be<br />

utilised until the access, turning and parking shown on the approved plan has<br />

been provided. Thereafter, these areas shall be maintained, kept free from<br />

obstruction and available for the purposes specified.<br />

Reason: In the interests <strong>of</strong> road safety.<br />

8 The number <strong>of</strong> units to house cats at the cattery hereby approved shall not<br />

exceed 22 at any one time (maximum <strong>of</strong> 44 cats as each unit may be<br />

occupied by 2 cats from the same family).<br />

Reason: To limit the intensity <strong>of</strong> use <strong>of</strong> the site in the interests <strong>of</strong> the amenity<br />

<strong>of</strong> the occupants <strong>of</strong> adjacent dwellings.<br />

9 There shall be no use <strong>of</strong> the access onto Chander Close for any reason<br />

associated with the cattery business.<br />
