Construction<br />

• Hold pre-construction meeting<br />

• Develop sustainability briefs (water, energy, waste, materials, IEQ, social, economic) reporting<br />

checklists<br />

• Develop environmental management plan for site/neighbourhood relationship channels<br />

• Develop induction for trades with construction team<br />

• Check design for compliance with budget <strong>and</strong> targets<br />

• Set prescriptive requirements<br />

• Detail SBC accounting procedure agreed <strong>and</strong> applied<br />

• Monitor <strong>and</strong> review submittals of all documentation for green products & systems, by contractor<br />

• Evaluate substitution requests <strong>and</strong> materials submittals, based on environmental goals established<br />

• Commission the systems. <strong>Test</strong> <strong>and</strong> fine-tune (water, energy) building systems, special<br />

systems/components, check materials, test IEQ<br />

• Report on initial compliance<br />

• Ensure development of detailed operation <strong>and</strong> maintenance materials/training required<br />

• Report on SDC additional costs/efforts/problems/lessons learned<br />

• Develop materials schedule compliant with IEQ plans<br />

• Demonstrate program of building tuning <strong>and</strong> adjustments to suit occupancy <strong>and</strong> actual operation<br />

• Final demonstration of compliance with budgets, targets <strong>and</strong> prescriptive requirements set<br />

• Develop simple building user “how to”, with phone numbers of all maintenance staff members<br />

• Set up maintenance schedule <strong>and</strong> reporting mechanism<br />

• Put “black box” in building with as-built plans <strong>and</strong> SBD area schedules (e.g. materials list,<br />

vendor list, design for disassembly plans)<br />

• Monthly report on progress<br />

POST OCCUPANCY<br />

Facility Operation & Maintenance<br />

• Hold pre-occupancy education & training meeting to educate building users <strong>and</strong> O&M team<br />

about sustainable attributes of the project <strong>and</strong> how to operate <strong>and</strong> maintain the building<br />

• Perform planned maintenance.<br />

• Conduct post-occupancy (performance-in-use) evaluation<br />

• Regularly measure <strong>and</strong> confirm (building/systems) performance<br />

• Document performance-in-use.<br />

• Report on maintenance schedule<br />

Refurbishment<br />

• Carry out a LCC-benefit analysis on technology improvement. Refer to materials schedule<br />

• Ensure refurbishment represents a net sustainability benefit<br />

Demolition<br />

• Use “black box” to plan recycling <strong>and</strong> reuse schedule<br />
