City of Langford www.cityoflangford.ca Staff Report to Council Date: October 17,2011 Department: Application No.: Subject: Engineering SUB11-0030 Strata Title Conversion of Detached Duplex at 969 & 971 Glen Willow Place Background Andrew Zado on behalf of Kerry and Leana Zado has applied to stratify a detached duplex on the property legally described as Lot 16, Section 81, Esquimalt District, Plan 27634, PID No. 000-955-698 (969 Glen Willow Place). Commentary The building complies with DP10-65 and the R2 Zone. The detached duplex is currently under construction at 971 Glen Willow Place under Building Permit BP11-0351. The applicant has moved and added another storey to the existing dwelling addressed as 969 Glen Willow under Building Permit BP11-0033. The Building Department has received a letter from an Architect certifying the building substantial complies with the 2006 British Columbia Building Code. Financial Implications All costs will be borne by the applicant. The City can request, though the Building Permit, that frontage improvements equivalent to the value of 5% of the estimated cost of construction as described in DP10- 65. The applicant may request a variance to eliminate the requirement for frontage improvements. Legal Implications None Options That Council: 1. Endorse the legal plan to create the strata lots; OR 2.
