BYLAW NO. 1373<br />

A BYLAW TO AMEND BYLAW NO. 300, LANGFORD ZONING BYLAW, 1999<br />

The Council <strong>of</strong> the <strong>City</strong> <strong>of</strong> <strong>Langford</strong>, in open meeting assembled, hereby enacts as follows:<br />

A. <strong>Langford</strong> Zoning Bylaw No. 300,1999 is amended as follows:<br />

1. By replacing Sec. 3.05.02(4) and (5) with the following:<br />

"(4)The total floor area <strong>of</strong> buildings that are accessory to a residential use on any lot in a<br />

residential zone or comprehensive development zone may not exceed 30 m2 (323 ft2),<br />

except under the following circumstances:<br />

a) on a lot with an area greater than or equal to 200 m2 (2153 ft2), and where the<br />

principal use is a one-family residential dwelling the maximum total floor area <strong>of</strong><br />

accessory buildings may exceed 30 m2 (323 ft2) but may not exceed 60m2 (645 ft2);<br />

b) on a lot with an area greater than or equal to 550 m2 (5920 ft2), and where the<br />

principal use is a one-family residential dwelling the maximum total floor area <strong>of</strong><br />

accessory buildings may exceed 30 m2 (323 ft2) but may not exceed 65 m2 (700 ft2);<br />

c) on a lot with an area greater than or equal to 800 m2 (8611 ft2), and where the<br />

principal use is a one-family residential dwelling, the maximum total floor area <strong>of</strong><br />

accessory buildings may exceed 30 m2 (323 ft2) but may not exceed 80 m2 (861 ft2);<br />

d) on a lot with an area greater than or equal to 1000 m2 (0.25 acre) where the principal<br />

use is a one-family residential dwelling the maximum total floor area <strong>of</strong> accessory<br />

buildings may exceed 30 m2 (323 ft2) but may not exceed 100 m2 (1076 ft2);<br />

e) on a lot with an area greater than 1000 m2, where the principal use is a one-family<br />

residential dwelling, the maximum total floor area for accessory buildings may be<br />

increased from 100 m2 (1076 ft2) by an additional 10 m2 (107.6 ft2) for each additional<br />

100 m2 (1076 ft2) <strong>of</strong> lot area in excess <strong>of</strong> 1000 m2 (0.25 acres);<br />

f) on any lot where the principal use is a two-family dwelling the total combined floor area<br />

<strong>of</strong> accessory buildings may not exceed 160 m2 (1722 ft2);<br />

g) on any lot where the principal use is a multi-family residential dwelling, the total<br />

combined floor area <strong>of</strong> accessory buildings may not exceed 30 m2 (323 ft2) per dwelling<br />

unit on the lot, exclusive <strong>of</strong> secondary suites and flex units; and<br />

h) under no circumstance may accessory buildings and structures exceed the maximum<br />

site coverage regulations in Part 6 <strong>of</strong> this Bylaw.
