Final Report<br />
− All zoned yet undeveloped residential land and areas identified for short,<br />
medium and long term residential (conventional and low density) should be<br />
included in a Development <strong>Plan</strong> Overlay to ensure their orderly development<br />
and co-ordinated provision of infrastructure, community services and facilities.<br />
− The aesthetics and character of the river environs will be protected through the<br />
inclusion of residential land at the interface with the river in a Low Density<br />
Residential Zone.<br />
− Low density residential land will be directed to the south west of the town<br />
centre as illustrated in Figure 7. This area should be serviced with reticulated<br />
infrastructure.<br />
− Rezone land identified for short term low density residential development to<br />
Low Density Residential Zone with a Development <strong>Plan</strong> Overlay.<br />
− Pending the outcome of the Rural Land Review, the opportunity may exist for<br />
rural living development between Irvin Road and <strong>Cobram</strong> South Road, located<br />
on the south side of the Murray Valley Highway.<br />
− Discourage the expansion of the existing caravan park to the west of the town.<br />
− The area to the north of Murray Valley Highway and west of Ritchies Road<br />
should be the subject of advice and direction as part of the Rural <strong>Strategy</strong>.<br />
