6.2 Previous Studies
Moira Industrial Land Review, 2004
Maunsell Australia Pty Ltd conducted a review of the supply and demand for
industrial land within the Moira Shire, including Cobram. In regard to
commercial/business land, their report made the following recommendations to
rezone the Industrial 1 zoned land to Business 4 Zone (refer Figure 9):
− Land bound by the Murray Valley Highway and the railway to the south
− Land occupying frontage along the northern side of the Highway; and
− Land bound by the Highway, Broadway Street and north of the Business 3
zoned land.

Cobram Urban Design Framework 2005
In July 2005 David Lock & Associates prepared an Urban Design Framework for
Cobram. The findings and recommendations of this UDF have been accepted
and adopted by the Council and generally by the community. As the study has
only been recently completed, it will be relied upon by this Strategy Plan.
