= Location restricted from ground floor along <strong>Orange</strong> <strong>Avenue</strong><br />

= Location restricted from street corner locations except where the immediate prior use was a Formula<br />

determination <strong>of</strong> use as outlined in Chapter<br />

86.02.120 <strong>of</strong> the Zoning Ordinance.<br />

Unless the proposed use is determined to<br />

be similar to a listed use, it shall be prohibited.<br />

Permitted Uses are uses that are permitted<br />

by right within the Commercial Zone<br />

(C). Permitted uses shall obtain design<br />

review approval and a business license,<br />

and a certificate <strong>of</strong> occupancy, prior to<br />

commencement <strong>of</strong> the use.<br />

Special Uses by Permit are uses that may<br />

be established and maintained as provided<br />

for in the Zoning Ordinance (Minor<br />

SUP only), prior to commencement <strong>of</strong> the<br />

use or issuance <strong>of</strong> a building permit.<br />

Prohibited Uses are uses that are not permitted<br />

in the Commercial Zone (C).<br />

C. TABLE OF USES<br />

<strong>The</strong> following table summarizes those<br />

land uses that are permitted, special use<br />

permitted, or prohibited in the Commercial<br />

Zone (C). Where a use is not listed,<br />

the <strong>City</strong> or designee shall be responsible<br />

to make a determination <strong>of</strong> use as outlined<br />

in Chapter 86.02.120 <strong>of</strong> the Zoning<br />

Ordinance. This table is provided for convenience<br />

to determine whether a use is<br />

permitted by right or by special use permit<br />

or prohibited. Any use that is a Formula<br />

Business or Formula Fast Food<br />

restaurant shall refer to this document’s<br />

Chapter IV, Sections G and H. Following<br />

this table is a comprehensive list <strong>of</strong> uses<br />

by category.<br />
