For builders and consultants, CDL initiated the CDL 5-Star<br />

Environment, Health and Safety (EHS) Assessment System in 2001,<br />

as part of a concerted effort to encourage the improvement of EHS<br />

standards at all CDL development sites. This rigorous system of<br />

checks and balances has successfully improved the environmental<br />

performance at its development sites considerably, with a reduction<br />

of between 3% and 18% in water and energy usage, as well as waste<br />

generated, at the sites in 2009.<br />

Leveraging on its extensive outreach to its network of office and<br />

retail tenants as well as homebuyers and homeowners, engagement<br />

initiatives focusing on encouraging the uptake of environmentallyconscious<br />

behaviour both in the office and at home have also been<br />

introduced. Through such programmes, CDL undertakes the role of<br />

an influencer to create a more environmentally-aware community.<br />

Forty customised large sized 152 Wp amorphous silicon thin-film Building Integrated<br />

Photovoltaic (BIPV) Panels have been installed on Tampines Grande’s facade across<br />

an area of 140 square metres to give an output of 6 kWp. The customised BIPV panels<br />

form part of the facade cladding, replacing conventional glass that would otherwise<br />

have been used.<br />

For the first time in Singapore, an innovative Solar Air-Conditioning<br />

System has been incorporated to generate sufficient air-conditioning<br />

for the atrium. This, along with other energy-efficient features and<br />

the passive low energy architectural design have led to significant<br />

energy savings amounting to 2.7 million kWh per year and an overall<br />

reduction in CO 2<br />

emissions by approximately 1,400 tonnes per year<br />

for the entire building. This development is also the first in Singapore<br />

to achieve the internationally-recognised LEED Gold certification<br />

under the Core and Shell Category from the US Green Building<br />

Council in <strong>2010</strong>.<br />

MANAGING ENERGY-EFFICIENT BUILDINGS<br />

In Singapore, buildings account for about one-third of the national<br />

electricity consumption. The vast majority of energy consumption<br />

occurs while a building is occupied, with more than four-fifths of site<br />

energy use typically occurring in the operational phase of a building’s<br />

life. Through energy-efficient improvements, buildings can reduce<br />

their energy consumption, and also reap long-term financial savings.<br />

In line with CDL’s ongoing commitment to enhance the energy<br />

efficiency of its existing buildings, the environmental performance<br />

of each building is closely monitored with a view of implementing<br />

infrastructural enhancements or engagement initiatives to further<br />

improve efficiency.<br />

A recent example is CDL’s Fuji Xerox Towers, a 359,000 square<br />

feet commercial building completed in 1987. Following a retrofitting<br />

exercise in 2008, which saw the replacement of the chiller system<br />

that accounts for the bulk of its energy consumption, a substantial<br />

50% reduction in energy consumption in the chiller plant system or<br />

energy savings of 2,378,000 kWh per year was achieved. With the<br />

implementation of other energy-efficient features such as ultrasonic<br />

and photovoltaic sensors, the building has achieved a 23% reduction<br />

in electricity consumption annually following the retrofitting, and an<br />

Energy Efficiency Index (EEI) of 138.71 kWh/m 2 /yr.<br />

CREATING A CULTURE OF AWARENESS<br />

Apart from infrastructural investment for energy-efficiency, change can<br />

only be sustained through stakeholder engagement and influence.<br />

Leveraging on its sphere of influence as a property developer and<br />

landlord, CDL has introduced several engagement initiatives to grow<br />

a culture of environmental awareness amongst its stakeholders,<br />

including builders and consultants, tenants and homebuyers.<br />

City Square Mall, Singapore’s first Eco-Mall, was envisioned by CDL as a prototype of<br />

an eco- and community-friendly mall that provides a fun eco-learning experience for<br />

tenants and shoppers. Designed with environmental sustainability in mind, the 700,000<br />

square feet Mall is equipped with a comprehensive range of innovative green features<br />

which collectively reduces over 5,700 tonnes of carbon emissions annually.<br />

TOWARDS A CARBON NEUTRAL FOOTPRINT<br />

In 2009, CDL established the 108,000 square feet office project –<br />

11 Tampines Concourse as the first CarbonNeutral ® development in<br />

Singapore and Asia Pacific. This milestone achieved was a natural<br />

progression of CDL’s commitment towards building greener properties<br />

– and a forward-looking approach towards increasing corporate<br />

environmental responsibility and long-term sustainability.<br />

As an affirmation of CDL’s commitment to reduce its carbon footprint,<br />

the Company has embarked on neutralising the carbon emissions of<br />

its corporate office operations and has recently been certified as a<br />

CarbonNeutral ® company.<br />

With governments worldwide galvanising action against climate<br />

change, CDL is poised at the forefront of change to lead Singapore’s<br />

built environment into the new era of sustainable development and<br />

growth, in support of the Singapore government’s announcement to<br />

reduce CO 2<br />

emissions by some 16% below ‘business as usual’ levels<br />

by 2020 (subject to a legally binding global agreement reached).<br />
