PEOPLE TO WATCH 2019
Luxury Property Hunter
Allison Cahill helps clients define their luxury
Sometimes, it’s the unique background
that brings the best assets
to a real estate deal, and that’s
exactly the case for Allison Cahill.
Cahill has been in the real estate
industry for nearly seven years, but prior
to her luxury real estate career, she
was a corporate attorney with a focus
in asset protection. Her experience as
a corporate attorney has given her the
skills necessary to negotiate and do
extensive research for the benefit of any
client. “My legal background means that
I bring strong negotiation skills to the
table resulting in my clients walking away
with a financial success,” said Cahill.
In addition to Allison Cahill &
Partners Luxury Properties, she recently
started with Walt Danley Christie’s
International Real Estate, where she
works with a private clientele in purchasing
and selling luxury properties. Cahill
focuses on the real estate needs of
executives, professional athletes, and distinguished
clientele. She offers a discreet,
full service real estate plan for each client,
which includes concierge services.
“We run a full service, concierge
type of business model. For our listings,
this means that all our properties will
have a professional video, drone photography,
high res media, and national
and international marketing on a digital
platform spanning over 1,000 websites.
This starts before the property is on
the MLS,” she explains. “In addition, we
stage all of our listings. We have always
provided this service, but we brought it
up a notch this past year. I started my
own staging business in 2017. I own the
furniture and accessories, meaning that
there are never any issues in regards
to stagers having to lease furniture and
coming up short due to lack of furnishings
in the warehouses or subpar accessories.
We are constantly updating our
staging items to be consistent with the
latest trends.”
Cahill is looking to take all of the
advances she has made in 2018, and
bring them up to the next level in 2019
– even if the housing market becomes
balanced.
“We are still technically in a seller’s
market, but as we begin 2019, we will
enter into a balanced market,” said
Cahill.
And, the same will be seen in the
luxury market. “One of the biggest
impacts on our luxury market in 2018
were the Federal Tax changes that limit
mortgage interest deductions and property
tax deduction. As the newer limits on
mortgage interest deduction and property
taxes have had an impact on many
luxury markets across the United States,
I predict that this can only help The
Valley’s luxury market in that our property
taxes are considerably lower here than
other cities. This has already created an
influx of luxury buyers from California and
Chicago.”
