C4 That Lot 3 hereon be transferred to the owners of Lot 1 DP 437941 (CFR540037) and
that one Certificate of Title be issued to include both parcels (See Request 1085371).
Easement
Note: The above condition is required under Section 220(1}(b)(i) of the Resource
Management Act 1991.
CS That the easements shown as 'A' on the approved plan prepared by Murray Hislop
Surveyors reference 1771 dated 3 July 2012 submitted with application SP/0113/12,
be created and duly granted.
Consent Notices
C6 The following conditions are to be complied with on a continuing basis by the
subdividing owners and subsequent owners:
a) That for subsequent development of Lot 2 a suitably qualified and experienced
Engineer will be required to inspect the site and submit to Council for approval,
at the time of building consent, design details on the proposed on-site
stormwater disposal system.
b) That for subsequent development of Lot 2 a suitably qualified and experienced
Engineer will be required to inspect the site and submit to Council for approval,
at the time of building consent, design details on the foundations of the
buildings.
c) That for subsequent development of Lot 2 a suitably qualified and experienced
Engineer will be required to inspect the site and submit to Council for approval,
at the time of building consent, design details on the proposed on-site domestic
waste water disposal system.
Reasons: The above conditions are required as the site is subject to poor soakage,
high water table and peat soils.
Before the deposit ofthe survey plan with Land Information New Zealand the Council
must issue a Consent Notice pursuant to Section 221 of the Resource Management
Act 1991 specifying the above conditions.
Such Consent Notice must be either prepared or checked at the cost of the
subdividing owner by the Council's solicitors and must be registered against the
relevant title.
