This month we share more about Build7 owners Fran and Jamie<br />
Cowan’s own home build. “We know many of our customers love villas.<br />

Well things are steaming along with our new villa build, despite April’s<br />
short weeks. When writing this column, our staircase was being<br />
installed. A momentous occasion in any building project, when you no<br />
longer have to climb ladders, but can feel exactly what it is going to be<br />
like living in your new home.<br />
Wall panelling is also being added, giving a strong sense of what the<br />
villa’s interior will look like. We have opted for wainscoting, which is<br />
panelling that usually occupies one third of the wall, leaving the top<br />
thirds to paint or wallpaper. This type of panelling was historically used<br />
to protect walls from furniture and scuff marks but today it is primarily<br />
added to bring that substance and character that we equate with<br />
traditional family homes.<br />
In our new villa we are using wainscoting in all rooms, except the two<br />
children’s bedrooms, where we are adding board and batten panelling<br />
to cover two thirds of the walls. The upper third will be covered in<br />
wallpapers – a chocolate brown, blue and white gingham style check<br />
in one of our young son’s rooms and a fresh blue and white rattan<br />
textured paper in the other. In our own room, the wainscoting will cover<br />
half the wall with the other half papered in a greeny blue grasscloth<br />
paper.<br />
It’s all coming together now, and we can’t wait to share what it will<br />
look like. Both the interior and exterior of our villa have been designed<br />
to stand the test of time and last us well into the future as a family. As<br />
time goes by we may need to re-wallpaper or paint to freshen things<br />
up but otherwise all aspects of this house are being built for the very<br />
long term.<br />

Build7 welcomes new building regulations<br />
Building Code updates that will ensure the delivery of safer and<br />
healthier New Zealand homes came into effect this month.<br />
While many of the adjustments are standards that are already<br />
incorporated into Build7 homes, we’ve been keeping a watchful eye<br />
on these requirements and are here to answer any questions you may<br />
have.<br />
From 1 <strong>May</strong> <strong>2023</strong>, home builds must meet new wall, floor, and roof<br />
insulation requirements that promote energy efficiency and will deliver<br />
long-term cost savings for property owners. Insulation requirements for<br />
doors and windows will be implemented as part of a staged process.<br />
Build7 co-owner Jamie Cowan welcomes the new regulations, saying<br />
they will help to simplify building requirements across the industry.<br />
“The minimum standard is being raised, which is definitely a positive<br />
thing,” he says. “The changes will ultimately reduce power costs over<br />
the lifetime of a new home.”<br />
