Nízkoenergetické byty na bývalém brownfieldu<br />

Počátkem srpna byla zahájena demolice bývalé továrny na nábytek v Brně – Králově Poli..<br />
Na jejím místě vyroste přes zimu bytový dům<br />
a na něj naváže další výstavba nového Ponavia<br />
parku. Nejdříve bude v prvním čtvrtletí 2017<br />
dokončen nový nízkoenergetický bytový dům Ponavia<br />
rezidence. Poté budou následovat další<br />
etapy projektu. Na rohu ulic U Červeného mlýna<br />
a Střední připravuje investor výškovou budovu pro<br />
bydlení nebo kanceláře, který by přirozeně navázal<br />
na první etapu a pomohl by vytvořit vnitřní přírodní<br />
atrium. Její konkrétní podoba vzejde<br />
z probíhající architektonické soutěže.<br />
PRVNÍ KROK KE VZNIKU NOVÉ ČTVRTI<br />
Ponavia rezidence nabídne 78 bytů, dvě patra podzemních<br />
garáží, rozsáhlý zelený vnitroblok se<br />
stromy a zahrádkami a prostor pro malé obchody<br />
a kavárny v úrovni ulice. V současné době jde podle<br />
ředitele společnosti Trikaya Alexe Veselého o jediný<br />
brněnský bytový projekt splňující kritéria energetické<br />
třídy A. Více než polovina bytů bude<br />
o dispozicích 2+kk, jichž je v centru Brna nedostatek,<br />
čtvrtina 1+kk a zbytek 3+kk a větší. Energetické<br />
úspornosti bude dosaženo jižní orientací objektu,<br />
použitím oken s trojskly a především technologií<br />
výstavby. Budova bude vyzděna vápenopískovými<br />
cihlami Kalksandstein, které se vyznačují extrémně<br />
dobrými izolačními vlastnostmi. Bytový dům bude<br />
mít tři samostatné vstupy, které budou spojovat<br />
pouze podzemní dvoupatrové garáže. Objekt navrhla<br />
pražská architektonická kancelář AHK. Generálním<br />
dodavatelem stavby je Imos Brno.<br />
V zanedbané lokalitě Králova Pole se nachází několik<br />
dalších nevyužitých ploch připravených k výstavbě.<br />
Oblast má velmi dobré napojení na centrum<br />
i dopravní obslužnost a v okolí je vynikající<br />
občanská vybavenost. Ponavia rezidence je pilotním<br />
projektem transformace celé lokality na moderní<br />
čtvrť. Trikaya zde plánuje postavit i administrativní<br />
budovy, aby vytvořila funkční mix městské zástavby.<br />
BROWNFIELDY V CENTRU BRNA<br />
V širším centru Brna se aktuálně nachází 127<br />
pozemků, které magistrát označil za brownfieldy.<br />
V minulosti byly obvykle využívány jako výrobní<br />
areály. Nyní zhoršují kvalitu bydlení v okolí a snižují<br />
ceny okolních nemovitostí. Revitalizace takových<br />
míst pomáhá k proměně širší lokality.<br />

construction of the new Ponavia Park. The<br />
first one, completed in the first quarter of 2017,<br />
will be a new low energy housing block, the Pona -<br />
via Residence. This will be followed by the project’s<br />
other stages. The investor is preparing<br />
a high rise building for either residential or administrative<br />
occupiers on the corner of U Červeného<br />
mlýna and Střední Streets. This would<br />
follow the first stage and help to create an inner<br />
natural atrium. Its particular appearance will<br />
arise from an ongoing architectural tender.<br />
THE FIRST STEP TO THE CREATION OF THE<br />
NEW DISTRICT<br />
Ponavia Residence will offer 78 apartments,<br />
two storeys of underground garages, an extensive<br />
green inner block with trees and gardens<br />
and premises for small shops and cafes<br />
at street level. According to the director of<br />
Trikaya, Alex Veselý, it is currently the only residential<br />
project in Brno that would meet the<br />
criteria of the A energy class. More than one<br />
half of the apartments will be built in the layout<br />
of one bedroom + kitchenette of which<br />
there is a shortage in the Brno centre, one<br />
quarter in bedsit + kitchenette and the rest in<br />
two bedroom + kitchenette and larger. Energy<br />
savings will be achieved through the positioning<br />
of the building facing south, the installation<br />
of triple glazing and mainly the technology of<br />
construction. The building will be constructed<br />
with sand and lime Kalksandstein bricks that<br />
are characteristic for their excellent insulating<br />
properties. The housing block will have three<br />
individual entrances, which will be interconnected<br />
with two-storey underground garages.<br />
The building was designed by the Prague architectural<br />
office AHK. The general contractor<br />
of the building is Imos Brno.<br />
In the neglected location of Královo Pole there<br />
are several other unutilised areas that are prepared<br />
for development. The area has a very<br />
good connection to the centre as well as transport<br />
services and the neighbourhood offers excellent<br />
civic amenities. The Ponavia Residence<br />
is a pilot project of the conversion of the whole<br />
location into a modern neighbourhood. Trikaya<br />
is also planning to build administrative buildings<br />
in order to create a functional mix of urban development.<br />
BROWNFIELDS IN THE BRNO CENTRE<br />
In the broader centre of Brno there are currently<br />
127 plots that the council described as brownfields.<br />
Those were in the past usually used for<br />
production complexes. Now they make housing<br />
within the neighbourhood worse and reduce the<br />
prices of the neighbouring properties. Revitalisation<br />
of such areas helps in the transformation<br />
of broader locations.<br />
