Subdivision and Land Development Ordinance<br />
28.2 Survey markers shall be made of iron pipe, iron or steel bars, concrete, stone, or other similar<br />
durable material. Wooden stakes or other similar less durable material shall be prohibited.<br />
28 .3 A wooden stake or other suitable object shall be placed or found near each survey marker as a<br />
witness with a notation made on it which identifies the lot by number, letter, or name of landowner.<br />
§ 29 Drainage Easements<br />
Drainage along and across streets shall be designed so as to meet the applicable requirements of this<br />
Ordinance, the storm water management ordinance and/or the road ordinance. All drainage facilities for<br />
this purpose shall be located, to the best of the applicant's ability to adequately meet the engineering<br />
requirements of the facility, within the street right-of-way. If this is not possible, additional drainage<br />
easements shall be provided adjacent to the street right-of-way by the applicant and indicated on all plans.<br />
Drainage easements shall also be provided along all side and rear lot lines. The easements shall extend a<br />
minimum of 10 feet from each side and rear lot line onto the lot.<br />
§ 30 Sewage Disposal<br />
30.1 All subdivisions and land developments shall be required to have provisions for disposal of sewage<br />
and all other waste water. The applicant shall provide for the most effective type of sanitary<br />
sewage disposal facility consistent with existing physical, geographical, and geological conditions.<br />
30.2 The applicant shall comply with all appropriate state and <strong>Preston</strong> <strong>Township</strong> regulations for inclusion<br />
of the proposed subdivision or land development in the <strong>Township</strong>'s Official Plan for sewage<br />
systems.<br />
30.3 If the applicant proposed to construct or connect to a public or private collection and treatment<br />
system, the system shall be designed in accordance with specifications of the Department of<br />
Environmental Protection and <strong>Preston</strong> <strong>Township</strong>.<br />
30.4 If the applicant proposes that individual on-lot sewage systems will be used, the requirements of<br />
DEP and <strong>Preston</strong> <strong>Township</strong> governing the location and design of such systems shall be followed by<br />
the applicant and all present and future owners.<br />
30.5 Approval of a subdivision or land development proposing the use of on-lot sewage disposal shall in<br />
no way indicate or guarantee approval of any on-lot disposal system.<br />
30.6 The applicant and/or all present and future owners shall be required to obtain appropriate permits<br />
from the state and/or <strong>Preston</strong> <strong>Township</strong> prior to the construction of any sewage disposal system,<br />
including holding tanks.<br />
30.7 If the applicant proposes a community subsurface sewage disposal system as the means of<br />
treating and disposing of sewage, disposal areas shall be on separate "sewage disposal lot(s)".<br />
Each sewage disposal lot shall be a minimum of 1 acre.<br />
