Household consumption, as forecasted<br />

by Swedbank economists, is expected to<br />

grow by 2.5 per cent in 2011 <strong>and</strong> 4.5 per<br />

cent in 2012. The forecasts are<br />

moderate due to the fact that household<br />

consumption will be undermined by tax<br />

increases <strong>and</strong> higher inflation over the<br />

next years.<br />

As the unemployment will continue its<br />

fall through 2011 consumer confidence<br />

will increase. Household consumption is<br />

also expected to pick up, leading to<br />

improvement in retail <strong>market</strong> indicators,<br />

such as rent rates <strong>and</strong> vacancy.<br />

Rent rates are forecasted to remain<br />

stable or show slight increase as<br />

economic growth picks-up. The period<br />

of discounts provided several years<br />

earlier is expected to end in 2011.<br />

The vacancy rate is expected to<br />

decrease slightly due to overall <strong>market</strong><br />

recovery <strong>and</strong> a limited increase in retail<br />

stock.<br />

The latest forecasts from Experian<br />

suggest that Latvia is set to see domestic<br />

dem<strong>and</strong> grow in excess of 50 per cent<br />

over the ten-year period, which will<br />

support strong retail sales growth in the<br />

<strong>market</strong>.<br />

First two “Cash <strong>and</strong> Carry” retail<br />

projects will be opened in Latvia (in Riga<br />

<strong>and</strong> Valmiera) in 2011. This has become<br />

possible due to changes in legislation.<br />

“Cash <strong>and</strong> Carry” is a form of trade in<br />

which goods are sold from a wholesale<br />

warehouse operated either on a selfservice<br />

basis, or on the basis of samples.<br />

Customers settle the invoice on the spot<br />

in cash, <strong>and</strong> carry the goods away<br />

themselves.<br />

The dem<strong>and</strong> for street retail will remain<br />

high on the high street locations <strong>and</strong> in<br />

leading shopping centres.<br />
