DEMAND<br />

In 2010 the Latvian tourist <strong>market</strong> has seen<br />

an 18 per cent increase in visitors staying in<br />

accommodation establishments compared to<br />

2009, a total of 1.312 million (2009: 1.114 m).<br />

This is a clear sign of <strong>market</strong> recovery <strong>and</strong><br />

stabilization. The worst period of economic<br />

recession is over <strong>and</strong> the outlook for Latvian<br />

hospitality industry is bright.<br />

In Riga 780,000 visitors stayed in<br />

accommodation establishments in 2010<br />

(2009: 689,000), which is a 13 per cent<br />

increase. As the economies of Western<br />

European countries recover from recession,<br />

travel has increased <strong>and</strong> Riga is benefiting<br />

from this trend.<br />

Foreign guests make up the majority of hotel<br />

visitor numbers, comprising 66.9 per cent of<br />

visitors to Latvia <strong>and</strong> 86.8 per cent in Riga.<br />

Local tourists dominate numbers in the lowend<br />

accommodation segment while foreign<br />

visitors prefer to stay in 3–5 star hotels.<br />

The number of tourists from nearby Russia<br />

has increased significantly in 2010 (by 65<br />

per cent), reaching 14 per cent of the total<br />

(8.9 per cent in 2009), becoming a major<br />

tourist country. This is due to very unpleasant<br />

weather conditions in Moscow caused by<br />

forest fires in the summer <strong>and</strong> overall warmer<br />

political climate with the neighbouring<br />

country. Among other countries that are<br />

traditionally popular for visiting Latvia are<br />

Germany (11 per cent), Lithuania (10 per<br />

cent), <strong>and</strong> Finl<strong>and</strong> (9 per cent).<br />

PRICES<br />

Despite an increased number of tourists <strong>and</strong><br />

the positive dynamics of Latvian lodging<br />

industry, the prices for hotel rooms did not<br />

increase significantly during 2010, but<br />

remained stable. Hotels continued to compete<br />

on prices to attract guests, thus the<br />

downward pressure on prices did not<br />

diminish. During 2010 the average weighted<br />

room price per st<strong>and</strong>ard double room in<br />

Riga’s 5-star hotels was around EUR 150 per<br />

night, twice the average price in a 3-star<br />

hotel.<br />

OCCUPANCY<br />

The hotel occupancy rate reached the bottom<br />

in 2009 after showing historically low levels<br />

<strong>and</strong> grew during 2010. The average rate in<br />

2010 was 32.8 per cent in Latvia overall <strong>and</strong><br />

40.6 per cent in Riga.<br />

However, well-established, professionallyoperated<br />

hotels in the upper class segment<br />

outperform the <strong>market</strong> average <strong>and</strong> show<br />

consistently higher occupancy rates.<br />

<strong>Colliers</strong> International estimates that in 2011<br />

the occupancy rate will continue its positive<br />

trend <strong>and</strong> will continue to grow along with to<br />

overall improvement in “Old Europe”<br />

economies as well the undertakings of local<br />

organizations, such as LIAA in promoting<br />

Latvia abroad.<br />
