RECOMMENDATION:
That Zoning By-law Amendment Application ZO-12/2012,
submitted Michael and Jenna Beernink, requesting
amendments to the Lambton Shores Zoning By-law 1 of 2003,
as it relates to that part of lands known as 9 Water Street
described as Lot 29, Registered Plan 5 to amend the Zoning
from Residential 3 (R3) to Residential 1 (R1) so that one
single detached dwelling can be constructed on the entire
property be APPROVED and the attached implementing bylaw
be enacted.
REPORT
Summary of the Application
The Applicants, Michael and Jenna Beernink, are requesting an amendment to Zoning Bylaw
1 of 2003 as it affect the south half of lands known as 9 Water Street in Arkona and
described as Lot 29, Registered Plan 5, from Residential 3 (R3) to Residential 1 (R1), so
that a new single detached dwelling can be constructed on the entire lot comprised of
Lots 29 and 30, Plan 5. The north part of the property, being Lot 30, Plan 5 is zoned
Residential 1 (R1).
Location
The subject lands are located on the northeast corner of Water and Smith Streets in
Arkona. The property is currently vacant, but until just recently was occupied by a two
unit dwelling, which has been demolished. Lands to the north, east and west abut
existing single detached dwellings and the lands to the south are occupied by a three
unit townhouse (See ATTACHMENT 1).
