Plans and Projects for the Karrinyup-Gwelup Local Area
Karrinyup Centre Plan
A Centre Plan for Karrinyup Regional Centre is required if the
centre owners wish to expand the centre. This plan would need to
be developed collaboratively with the City to ensure that it meets
various strategic objectives and community and commercial
needs. Key aspects of the planning for the Centre are likely to
include:-
developers contribute up to 20 percent of their land area for public
open space to contribute to further development of the Careniup
Swamp Rehabilitation Area. The Karrinyup Waters Resort and
Caravan Park is included in the area and provides accommodation
for people who wish to visit the area.
• Redevelopment/extension of the Karrinyup Centre
(although the Centre is currently nearing its Commercial
Centre floor space cap as is set out in the State’s
Commercial Centres Policy);
• Redevelopment/relocation of the civic amenities in the
Centre including the Library and Community Centre;
• Development of a Main Street/Civic Hub and activation of
the surrounding streetscapes; and
• Integration with surrounding land uses and activities.
The Local Area Planning process provides opportunities for the
Karrinyup community to consider how they would like to see the
centre develop into the future and how the abovementioned
aspects are addressed.
Careniup Swamp Residential Development
Various land-parcels in the north-eastern section of Gwelup are
currently undeveloped as residential sites, and may have future
residential development potential. They are included in a
Development Zone in the City’s Local Planning Scheme No. 3.
These areas represent some of the last areas of land in the Local
Area to be developed as greenfield sites. A Structure Plan guides
development of the built and urban form over the area to ensure
that it is consistent and contributes to high levels of amenity for
residents. As a condition of development, the City also sees that
