1.5.2 Provide a richness <strong>of</strong> architectural facade depth<br />

and detail<br />

a) Express columns and beams on the building’s exterior.<br />

b) Provide a number <strong>of</strong> facade layers (e.g., front <strong>of</strong><br />

columns or pilasters, wall plane, window frame, and<br />

window glass).<br />

c) Finish wall tops with overhangs, projecting cornices,<br />

and column caps that provide a strong visual terminus<br />

to the structure.<br />

d) Use applied and integrated design elements (e.g.,<br />

exposed rafter tails on sloped ro<strong>of</strong>s, cornice moldings,<br />

applied medallions).<br />

1.5.3 Provide a unified design around all sides <strong>of</strong><br />

buildings<br />

a) Maintain continuity <strong>of</strong> design, materials, color, form<br />

and architectural detail for all elevations <strong>of</strong> a building<br />

that are visible from public areas or adjacent residences.<br />

b) Where continuity <strong>of</strong> design is difficult to achieve,<br />

substantial landscaping should be provided to screen<br />

the area.<br />

MIXED USE PROJECTS<br />

Mixed Use projects will generally<br />

consist <strong>of</strong> residential units or <strong>of</strong>fice<br />

space located over ground floor retail<br />

shops or restaurants. Entries to<br />

upper floor uses should be located on<br />

facing streets or on landscaped passageways<br />

with direct access to the<br />

street. The entries should be distinctive<br />

and well defined with elements<br />

such as attractive doorways and sidelights,<br />

awnings, carriage lights, planters<br />

with flowers, appropriate signage,<br />

and other elements to add visual richness<br />

and human scale.<br />

Upper levels should be designed<br />

with a distinctive character and design<br />

elements that will relate the upper<br />

levels to the street and provide<br />

visual interest. These elements might<br />

include bay windows, projecting balconies<br />

with landscaping and french<br />

doors, or awnings over the windows.<br />

Window proportions on the upper<br />

levels should generally be smaller than<br />

ground floor windows, vertical in<br />

proportion, and related to the ground<br />

floor windows.<br />
