HISTORIC PRESERVATION<br />
The unique character <strong>of</strong> <strong>Los</strong> <strong>Gatos</strong><br />
is in part a result <strong>of</strong> the older structures<br />
in the community. The Downtown<br />
Area, which is listed on the<br />
National Register <strong>of</strong> Historic Places,<br />
is especially important in this regard.<br />
There are separate Town ordinances<br />
and guidelines for special districts<br />
and sites which address the treatment<br />
<strong>of</strong> these older structures and the<br />
nature <strong>of</strong> development in their vicinity.<br />
In addition, the Town considers<br />
all buildings constructed prior to 1941<br />
to be historic.<br />
The intent <strong>of</strong> the historic ordinances<br />
and these commercial design<br />
guidelines is to preserve those community<br />
assets and to accommodate<br />
changes and new development in a<br />
manner that is sympathetic to the<br />
structures’ historic qualities. Historic<br />
preservation regulations applicable to<br />
the Town’s commercial properties<br />
are:<br />
<strong>Los</strong> <strong>Gatos</strong> Historic <strong>Commercial</strong> District<br />
Downtown <strong>Los</strong> <strong>Gatos</strong> is listed on the National<br />
Register <strong>of</strong> Historic Places. Ordinance<br />
1843 covers an area located along North Santa<br />
Cruz Avenue and West Main Street. See Section<br />
3.4 <strong>of</strong> these guidelines and Appendix A.<br />
University/Edelen Historic District<br />
Ordinance 1920 includes properties on either<br />
side <strong>of</strong> University Avenue between West<br />
Main Street and <strong>Los</strong> <strong>Gatos</strong>/Saratoga Road.<br />

<strong>Design</strong>ated Landmarks<br />
Some properties have individual designations<br />
as Historic Landmarks in recognition <strong>of</strong> their<br />
historic, architectural, or aesthetic significance<br />
to the community. They may consist <strong>of</strong> buildings<br />
or features such as walls or fences. Information<br />
on Individual Historic Landmarks within<br />
the commercial areas subject to these design guidelines<br />
is included in Appendix C.<br />
Town <strong>of</strong> <strong>Los</strong> <strong>Gatos</strong><br />
1.1 APPLICABILITY<br />
These guidelines are applicable to all types <strong>of</strong> permits including<br />
sign permits, building permits, and architecture and site approvals.<br />
The Common <strong>Design</strong> <strong>Guidelines</strong> ( see pages 9-14) and the<br />
Signage <strong>Guidelines</strong> (see pages 53-67) apply to all commercial properties<br />
in <strong>Los</strong> <strong>Gatos</strong>. The design guidelines contained in Chapters 2<br />
through 5 are area specific, and apply to the C-1, C-2, LM and <strong>Los</strong><br />
<strong>Gatos</strong> Boulevard areas shown on the map below and more detailed<br />
diagrams contained within each individual guidelines chapter.<br />
They do not apply to other areas outside <strong>of</strong> these specific zones<br />
even though those areas may contain similar or the same zoning<br />
designations.<br />
1.2 RELATIONSHIP TO OTHER PLANS<br />
The design guidelines in this document incorporate and replace<br />
the following:<br />
• Development Standards for the C-2 Zone<br />
• <strong>Commercial</strong> <strong>Design</strong> <strong>Guidelines</strong> for the Central Business<br />
District<br />
• <strong>Design</strong> Standards for the Rear <strong>of</strong> the <strong>Commercial</strong> Buildings<br />

The design guidelines in this document meet the <strong>Los</strong> <strong>Gatos</strong><br />
Boulevard Plan which remains in effect.<br />
