2.2 SITE DEVELOPMENT<br />

2.2.1 Orient building entries to North Santa Cruz<br />

2.2.2 Place parking behind buildings or<br />

underground, whenever possible<br />

a) If placement behind structures or underground is<br />

not possible or practical, the preferred parking placement<br />

is adjacent to the structures in order to maintain<br />

the presence <strong>of</strong> active uses along the North Santa Cruz<br />

Avenue commercial street frontage.<br />

b) If the only possible parking location is between the<br />

buildings and Santa Cruz Avenue or other commercial<br />

street, parking area frontages shall be screened and<br />

landscaped as noted below, and parking lots shall be<br />

treated with extensive landscaping.<br />

c) For any parking which fronts on a public street,<br />

provide low walls along with landscaping to s<strong>of</strong>ten the<br />

parking area’s visual impact.<br />

Provide substantial landscaping in setbacks<br />

Underground parking is encouraged in the<br />

C-1 District<br />

Avoid large amounts <strong>of</strong> paving in setbacks<br />

unless used for outdoor dining or other<br />

functional purposes<br />

Flowering plant landscaping is strongly<br />

encouraged<br />

2.2.3 Provide substantial landscaping along the North<br />

Santa Cruz Avenue and other commercial street<br />

frontages<br />

a) Avoid large amounts <strong>of</strong> paving between structures<br />

and the street sidewalk. Unless the front setback is<br />

used for a functional use, such as outdoor dining, over<br />

fifty percent <strong>of</strong> the front setback should be devoted to<br />

green landscaping.<br />

b) Flowering plants are strongly encouraged.<br />

2.2.4 Provide greater landscape buffering adjacent to<br />

residential parcels<br />
