3.2 SITE DEVELOPMENT (C-2A SUBDISTRICT)<br />
3.2.1 Facades should be setback from public street<br />
property lines no more than five feet<br />
a) The intent <strong>of</strong> this guideline is to maintain retail<br />
continuity along block fronts in support <strong>of</strong> a strong<br />
pedestrian and retail environment.<br />

b) An exception may be considered for restaurants<br />
with outside dining areas. Setbacks for this use shall be<br />
limited to fifteen feet. <strong>Design</strong> <strong>of</strong> outdoor dining areas<br />
will be considered on a case by case basis. When adjacent<br />
to a sidewalk or public right-<strong>of</strong>-way, a<br />
distinquishing barrier or feature is needed to separate<br />
the dining area from the right-<strong>of</strong>-way. Plastic furniture<br />
shall not be used.<br />
One example <strong>of</strong> an open separation between<br />
outdoor dining and adjacent sidewalk<br />
c) Paving within the setback areas should be distinctively<br />
different from the adjacent public sidewalk (e.g.,<br />
brick pavers.)<br />
d) Front setback areas should contain some elements<br />
<strong>of</strong> landscaping. These may be in-ground plantings,<br />
plants in containers or plants within window boxes<br />
attached to the ground floor facade <strong>of</strong> the structures.<br />
