Cre ting such preconditions for high-qu lity redevelopment could improve the over ll visu l coherence of the street whilst encour ging ottom-up regener - tion to suit the needs of the diverse popul tion. This would overcome the seeming inevit ility th t residenti l units on street like this would e undesir le. This scen rio would e comp ti le with the increment l nd individu lly-driven intensific - tion process, ut develops str tegic corridor ppro ch. It identifies sites long the entirety of the Old Kent Ro d nd would give design guid nce for their future redevelopment, s well s instituting series of minimum requirements reg rding set- cks, ground floor uses, uilding heights, priv te menity sp ce, use of rooftops s collective g rdens, noise-mitig ting me sures etc. Emph sis is pl ced on m in street corners nd key intersections, including where they re currently occupied y p rking for the c r-driven ret il. A thorough udit of the loc l uilt herit ge, including m ny Gr de II-listed uildings, should KEy RELEVANT THEMES: .1 strengthen the edges of town centres .4 Improve A-ro d conditions e p rt of this ppro ch nd could le d to refurishment nd d ptive reuse opportunities. Alongside the currently domin nt 1 nd 2 edroom fl ts, there could e gre t diversity of typologies: st cked m isonettes, l rge p rtments, nd flexi le, open pl n live-work units. P rking would h ve to e ccommod ted on site- y-site sis, lthough due to the mixed ccessi ility profile of the street it might not e fe si le to h ve c r-free development everywhere.
