Our design scen rios nd precedents of successful existing ex mples show th t: • wide v riety of housing typologies nd procurement types c n e ccommod ted on this sc le, from inner lock infill in the core 62 HOUSING INTENSIfICATION IN SEVEN SOUTH LONDON TOWN CENTRES AND THEIR EDGES of the town centre to collective self-commissioned dwelling cooper tives, nd from perimeter lock development to ‘îlots’ with l rge collective courty rds; • mix of uses is possi le eyond the residenti l over ret il, y incorpor ting industri l, worksp ce nd live-work uses; • us le priv te outdoor menity sp ce is cruci l to gu r ntee qu lity, including roof terr ces, lconies nd winter g rdens; • for this typology nd for others, dou le- spect fl ts should ecome the norm. They c n e cre ted t high densities nd h ve considerle dv nt ges over single- spect fl ts; • collective outdoor pl y f cilities c n e ccommod ted on courty rds nd roofs; • p rking is m jor issue for this typology, ut good qu lity solutions re v il le oth for off-street p rking nd for integr tion into the streetsc pe. This is, nd will continue to e, highly fe si le gr in nd sc le of development. It is lso f mili r ppro ch with the Boroughs, who do not see m jor o st cles to delivery. Pl nning nd design ch llenges rel te to the tr nsitions of such developments to other surrounding uses nd lower densities nd the visu l imp ct of the elev tions on other neigh ouring properties. Access, p rking nd servicing requirements need to e ddressed in sensitive m nner. However the over ll sc le is not signific nt enough to ch llenge the wider ur n infr structures th t service typic l south London town centre. Development control negoti tions re likely to focus round more gener l issues of m n ging mixed use, tenure integr tion nd long term site nd uilding m n gement rr ngements. There m y e consider tions rel ting to residenti l mix in terms of the tenure nd in terms of house-hold types nd sizes.
