Uncerta<strong>in</strong>ty <strong>in</strong> the estimation of costsThese l<strong>and</strong>-based estimates represent a first approximationof potential losses. There rema<strong>in</strong>sconsiderable uncerta<strong>in</strong>ty as to how l<strong>and</strong> valuesmay be impacted by <strong>in</strong>creases <strong>in</strong> the frequency orduration of flood<strong>in</strong>g. To the extent that the impactsof exist<strong>in</strong>g flood events (climate variability) havealready been capitalized <strong>in</strong> the price of l<strong>and</strong>, theabove results should be <strong>in</strong>terpreted as the possiblechanges <strong>in</strong> l<strong>and</strong> values result<strong>in</strong>g from additional(<strong>and</strong> as of now unexpected) days of flood<strong>in</strong>g result<strong>in</strong>gfrom climate change.Us<strong>in</strong>g the GDP loss estimation method (Table4.14), the cost of regular flood<strong>in</strong>g <strong>in</strong> terms of GDPloss is estimated to be about VND 806,831 billion($49.5 billion) <strong>in</strong> present value terms.
