-Case study: Victoria, BC<br />

The Vancouver Island Technology Park is an environmental showcase for green building<br />

and site design. It is a technology park for advances in technology and research<br />

initiatives of private industry, government, and educational sectors.<br />

• It uses 28 per cent less energy than prescribed by ASHRAE/IESNA 90-1-<br />

1999. Strategies include occupancy sensors to control lighting, CO2 demand<br />

ventilation control, and optimal start systems to control fan start times.<br />

• The project also realizes energy savings through water use and construction<br />

materials and resources: water use is reduced by 33 per cent and water<br />

efficient landscaping requires no irrigation; and, it uses 100 per cent of the<br />

exiting structure.<br />

• Indoor-air quality is high because all adhesives, sealants, paints, carpets and<br />

composite wood emit low or no volatile organic compounds.<br />

The Vancouver Island Technology Park is the first project in Canada to achieve Gold<br />

certification under the U.S. Green Building Council's Leadership in Energy &<br />

Environmental Design (LEED) Rating System. It has also received a BOMA Earth<br />

Award (sponsored by BC Hydro PowerSmart), National Research Council award and<br />

many others.<br />

The LEED (Leadership in Energy and Environmental Design) Green Building Rating<br />

System is a voluntary, consensus-based national standard for developing highperformance,<br />

sustainable buildings. LEED is an initiative of the US Energy Council, but<br />

Canadian buildings can also qualify. The initiative deals with sustainable site<br />

development, water efficiency, energy and atmosphere, materials and resources, indoor<br />
