. Flood is covered under or can be added
to my homeowner’s policy. FACT: NO!
Flood insurance can be purchased as a separate
policy from your agent and is fairly inexpensive.
If you are in a high risk flood zone and have a mortgage, you
are required to have flood insurance to get the loan. Most people in
Southern Nevada are in “X” zone which is a preferred zone determined
by FEMA.
You can pick from nine separate dwelling limits from $20,000 to
$250,000. Flood insurance also covers mud slides. For example, if you
live near a wash or on a down slope from a neighbor above, it might be
something to consider.
2. My personal insurance policy will cover me if I drive into
Canada or Mexico. FACT: Simple answer – yes to Canada and no to
Mexico.
If you’ve ever crossed the border to Mexico you know you have to
purchase insurance at that time. There are some companies that sell
“Mexico Insurance” in advance of your trip.
Check with your agent and make certain you take proof of that
coverage with you. This can save you money if you are taking your own
vehicle and planning to stay more than a few days.
I always recommend bringing your insurance ID card and/or
declaration sheet when you go to Canada. Better safe than sorry.
3. My insurance company can cancel my auto or home policy at
any time. FACT: No they can’t. The insurance industry is the second
most regulated industry in the U.S. - second only to banking. During
the first 60 days of a new policy, an insurance company can cancel with
a 10-day written notice.
Example, you close on your home and the company does an outside
inspection and finds the pool empty or old appliances in your yard.
Those are hazards and they will “send notice” of cancellation.
There is also a term called “attractive nuisance” that insurance
companies use to cancel policies. These are things than can be
dangerous and “attract” - usually children. Examples are a trampoline,
a pile of lumber or an abandoned car.
After the policy has been in effect for 60 days, companies can only
cancel for non-payment of premium (with a 10-day notice) or on your
renewal date with a 30-day notice. They
often do “ride-by” inspections over the
policy term and may notice some items
you need to fix. If not fixed, they may
send a 30-day notice of cancellation
prior to the expiration date.
