. Flood is covered under or can be added<br />
to my homeowner’s policy. FACT: NO!<br />
Flood insurance can be purchased as a separate<br />
policy from your agent and is fairly inexpensive.<br />
If you are in a high risk flood zone and have a mortgage, you<br />
are required to have flood insurance to get the loan. Most people in<br />
Southern Nevada are in “X” zone which is a preferred zone determined<br />
by FEMA.<br />
You can pick from nine separate dwelling limits from $20,000 to<br />
$250,000. Flood insurance also covers mud slides. For example, if you<br />
live near a wash or on a down slope from a neighbor above, it might be<br />
something to consider.<br />
2. My personal insurance policy will cover me if I drive into<br />
Canada or Mexico. FACT: Simple answer – yes to Canada and no to<br />
Mexico.<br />
If you’ve ever crossed the border to Mexico you know you have to<br />
purchase insurance at that time. There are some companies that sell<br />
“Mexico Insurance” in advance of your trip.<br />
Check with your agent and make certain you take proof of that<br />
coverage with you. This can save you money if you are taking your own<br />
vehicle and planning to stay more than a few days.<br />
I always recommend bringing your insurance ID card and/or<br />
declaration sheet when you go to Canada. Better safe than sorry.<br />

3. My insurance company can cancel my auto or home policy at<br />
any time. FACT: No they can’t. The insurance industry is the second<br />
most regulated industry in the U.S. - second only to banking. During<br />
the first 60 days of a new policy, an insurance company can cancel with<br />
a 10-day written notice.<br />
Example, you close on your home and the company does an outside<br />
inspection and finds the pool empty or old appliances in your yard.<br />
Those are hazards and they will “send notice” of cancellation.<br />
There is also a term called “attractive nuisance” that insurance<br />
companies use to cancel policies. These are things than can be<br />
dangerous and “attract” - usually children. Examples are a trampoline,<br />
a pile of lumber or an abandoned car.<br />
After the policy has been in effect for 60 days, companies can only<br />
cancel for non-payment of premium (with a 10-day notice) or on your<br />
renewal date with a 30-day notice. They<br />
often do “ride-by” inspections over the<br />
policy term and may notice some items<br />
you need to fix. If not fixed, they may<br />
send a 30-day notice of cancellation<br />
prior to the expiration date.<br />
