Conscious of the impact our operations have on the<br />

natural environment that surrounds us, <strong>Tropicana</strong><br />

strives to ensure that everything we do is performed<br />

with sustainability in mind. As a leading developer<br />

in Malaysia, <strong>Tropicana</strong> is committed to travel on<br />

a path of sustainable growth, keenly balancing<br />

commercial success as well as social and environmental<br />

responsibilities. As our development portfolio continues<br />

to expand and grow, we are extremely conscious<br />

of the impact our operations have on the natural<br />

environment that surrounds us. This ranges from the<br />

responsible utilisation of resources to strict regulatory<br />

compliance and environmental management practices,<br />

and reducing our carbon footprint. In addition to being<br />

mindful of all these, we also exercise due diligence and<br />

operate with careful considerations.<br />

While we have made considerable inroads in our path<br />

towards becoming more sustainable, the key challenge<br />

ahead will be for <strong>Tropicana</strong> to meet the needs of a<br />

growing population and providing homes that embody<br />

our entire DNA while also growing sustainably and at<br />

the same time, staying competitive. Key to this are<br />

three driving factors that are of utmost importance to<br />

<strong>Tropicana</strong>: safety, security, accessibility and wellbeing,<br />

use of innovative technology and methods, and energy<br />

efficiency and eco-friendly measures. Peace of mind of<br />

our residents is an essential part of our vision, with the<br />

aim of providing a township that is accessible yet offers<br />

safety and security. At <strong>Tropicana</strong> Gardens, for example,<br />

cutting-edge security systems and technologies are<br />

outfitted to ensure the safety of residents and visitors.<br />

At <strong>Tropicana</strong>, our integrated developments and<br />

townships have been designed with strong emphasis<br />

on wellbeing. Guided by our very own <strong>Tropicana</strong><br />

Development DNA, we build with sustainable and<br />

green architecture in mind, elevating us from being<br />

merely a property developer. We build long lasting<br />

communities that hopefully will stand the test of time.<br />

Environmental protection and preservation in all our<br />

business operations are paramount, and coupled with<br />

better management of resources and materials, our<br />

goal is for everyone to live in a cleaner and healthier<br />

environment. With impactful strategies implemented<br />

to minimise threats to the natural environment’s<br />

integrity, we proudly adhere to environment-conscious<br />

parameters.<br />

Biodiversity preservation, energy efficiency and the<br />

use of sustainable construction methods are important<br />

cornerstones to our sustainability efforts. Some of our<br />

green initiatives include rainwater harvesting to reduce<br />

wastage as well as the adoption of a waste water<br />

treatment system; the use of green energy systems<br />

such as at <strong>Tropicana</strong> Metropark where windmills power<br />

the water turbines in our Urban Park filtration system;<br />

and the use of energy efficient lights and regenerative<br />

lifts.<br />

In line with our DNA, our developments like <strong>Tropicana</strong><br />

Aman, <strong>Tropicana</strong> Gardens, <strong>Tropicana</strong> Metropark,<br />

and <strong>Tropicana</strong> Heights are among those that feature<br />

parks, green spaces and water features. For example,<br />

<strong>Tropicana</strong> Heights in Kajang has a 16-acre Central Park<br />

and 750-metre linear lake. Tree transplantation is one<br />

of many environmentally friendly aspects of <strong>Tropicana</strong><br />

Heights. Throughout the development, 400 mature<br />

Khaya and 15 Rain Trees that were already on-site<br />

were replanted to support the current roadway system<br />

and land parcel development of individual precincts.<br />

In the areas of energy efficiency, our buildings have<br />

incorporated energy efficient and green features that<br />

are eco-friendly. As such, <strong>Tropicana</strong> Gardens has a<br />

host of Green Building Index (GBI) elements with GBI<br />

Gold rating given for the Arnica, Bayberry, and Cyperus<br />

phases. Meanwhile, a GBI Silver rating was given to<br />

Dianthus, Edelweiss, <strong>Tropicana</strong> Gardens Mall, and the<br />

Office Tower components.<br />

With energy and water consumption reduced, all these<br />

different components work in tandem to promote<br />

sustainable living and provide cleaner air quality.<br />

In reducing our carbon footprint, we at <strong>Tropicana</strong><br />

employ innovative and eco-friendly technology and<br />

methods into our development. <strong>The</strong>se include selected<br />

climate control design strategies so as to create a cool<br />

microclimate to discourage the buildup of heat. We<br />

do this by planting greenery on the roof and grounds.<br />

To promote thermal mass cooling, we create a natural<br />

stack effect that lets in cool air from the environment<br />

surrounding us while at the same time expelling the<br />

warm air. <strong>The</strong>se are but some of the methods that we<br />

have adopted to ensure that we adhere to sustainability<br />

practices, thereby ensuring that our environment<br />

is protected and leaving a lasting legacy for the<br />

generations to come.
