In addition, the facility’s design
will provide the ability to create a multitenant
building, ensuring future marketability
and long-term real estate
value.
To complete the project within the
specified timeline, the project team
developed an aggressive schedule.
In offering value engineering service,
McCarthy was able to recommend alternative
building materials and services
that reduced the project’s overall cost,
but not the quality. For example,
McCarthy researched and advocated an
alternate lighting system that reduced
energy costs. The general contractor
also instituted a number of other proposals
regarding construction, landscaping
and mechanical system details.
In order to meet the aggressive
schedule and to avoid obstacles created
by the rainy season, McCarthy made the
necessary precautions to assist in the
winterization of the foundation.
McCarthy also procured the necessary
steel prior to the groundbreaking
and developed a plan for critical path
management to ensure the project
remained on schedule. Since the foundation
could not be completed until the
steel was erected, McCarthy communicated
daily with the steel manufacturer
to receive updates on the sequence of
erection.
