UCSD Hillcrest Hospital Renovation/Systems
Upgrade, San Diego
Swinerton Builders was faced with multiple
challenges when confronted with the
task of updating and renovating specific
systems within San Diego’s UCSD
Hillcrest Hospital. But one of the toughest
challenges was working inside the aging
hospital—the second largest in San
Diego—as it continued to operate.
The hospital, built in 1966, needed
improvements and upgrades to five obso-
lete and aging systems, a project expected
to cost about $15 million, according to university
estimates.
Beginning in 2003 and finishing in
December 2005, Swinerton improved and
upgraded five different sections of the 12story
hospital’s infrastructure: fire sprinkler
system retrofit, elevator upgrades, san-
itary sewer replacement, steam condensate
return and air handler unit/coil replacement
upgrades.
Numerous challenges were discovered
during the project.
During the renovation, Swinerton had to
come up with infection control plans to
protect hospital staff, patients and construction
staff from being affected by the construction
activity.
“A tough, complex project finished on time and within
budget.”
Unknown hazardous conditions also
posed a problem. For example, during construction
Swinerton found lead and
asbestos in the building that required abatement.
The hospital had numerous tight and
confined spaces in which workers had to
work within. Swinerton had to install fire
safety systems into areas of the hospital that
were not designed for new equipment.
Workers also had to navigate within a
hospital that had numerous other construction
projects ongoing. It’s estimated
that as many as 40 different construction
projects were operating at some point during
construction. Swinerton also had to
juggle 14 different projects concurrently,
managing many different designers and
managers from both the construction and
hospital side.
Adding to the difficulty of the work was
the need to do non-stop work to avoid disrupting
the system. Because the systems
were critical to the operation of the hospital,
Swinerton had to remove and then
quickly install components to ensure the
hospital continued to run smoothly.
