MS. MOYNIHAN: Thank you, Mr. Moderator and <strong>Town</strong><br />
Meeting Members. For the record, I’m Laura Moynihan; I am a resident<br />
and a taxpayer <strong>of</strong> the town. I represent Mr. Minasian who’s the property<br />
owner in question, here. This property is 28 Nathan Ellis Highway. It’s in<br />
very close proximity to the County Road, Route 28A intersection, across<br />
the street from the Beach House restaurant, which many <strong>of</strong> you are likely<br />
familiar with; near the House <strong>of</strong> Pizza, Silver Square, that commercial area<br />
<strong>of</strong> North <strong>Falmouth</strong>. It’s currently zoned Residential. My client is requesting<br />
the rezoning in this case so that he can use the building that’s partially<br />
constructed on the property. I would say substantially completed at this<br />
point for a medical <strong>of</strong>fice, business <strong>of</strong>fice, or medical clinic. He has<br />
voluntarily agreed to restrict the use <strong>of</strong> the property to those uses: medical<br />
<strong>of</strong>fices, pr<strong>of</strong>essional <strong>of</strong>fices, business <strong>of</strong>fices – excuse me, medical clinics.<br />
That’s been submitted to the <strong>Town</strong>.<br />
So, if <strong>Town</strong> Meeting is in favor <strong>of</strong> the B3 zoning tonight, then<br />
the commercial uses on the property would be limited to those uses only.<br />
Again: pr<strong>of</strong>essional <strong>of</strong>fices, business <strong>of</strong>fices or medical clinics. That’s a<br />
voluntary restriction.<br />
Here, the zoning is very appropriate for the neighborhood, I<br />
would submit. The property is identified up here on the slide with the<br />
hashmarks. The white property adjacent to it is the parking lot for the<br />
Beach House restaurant. So that property has an existing commercial<br />
