Local Area Plan<br />
lA variety of planting and protection of riparian corridors<br />
will be incorporated within the plan lands to encourage<br />
biodiversity value.<br />
lThere will be a clear distinction between public and private<br />
open spaces, with private open space protected from undue<br />
overlooking, while public open spaces are overlooked by<br />
the built environment.<br />
lSuDS ponds and detention areas will be incorporated as a<br />
design feature within open space areas.<br />
Public Realm<br />
lThe public realm will be attractively designed and support<br />
successful outdoor spaces with civic plazas developed in<br />
the Local Centres.<br />
lHigh quality design of the public realm will be delivered<br />
with consideration of hard and soft landscaping, finishes<br />
and treatments, street furniture and lighting.<br />
lBoundary treatments, where required, will be carefully<br />
designed.<br />
Dwellings<br />
lDevelopment will comprise a mix of unit types, sizes and<br />
tenure.<br />
lAdaptability and quality will be considered in the design of<br />
all dwellings.<br />
lBuildings will be constructed to maximise energy use.<br />
lStreets and buildings will be orientated to maximise access<br />
to sunlight/daylight.<br />
lAll apartments and development blocks will be dual aspect.<br />
lAccess to appropriate standard of private open space will<br />
be in line with <strong>Fingal</strong> Development Plan standards.<br />
Distinctiveness, Character, Legibility<br />
lCreation of individual neighbourhoods with their own<br />
identity.<br />
lUse of existing landscape elements will aid distinctiveness<br />
and support biodiversity.<br />
lVariations in building design and height will be encouraged<br />
to avoid a monotonous roof line.<br />
lUse of a palette of materials will be encouraged to support<br />
the development of a varied and attractive environment.<br />
Parking<br />
lCar parking will be designed within context of streetscape<br />
with tree planting incorporated where appropriate.<br />
lCommunal multi-use car parking areas will be well lit and<br />
encourage natural surveillance where feasible.<br />
lCar parking will be designed so that it does not dominate<br />
the streetscape and where it relates to a Local Centre it will<br />
be located behind the building block in a communal area.<br />
lHigh levels of bicycle parking will be provided within the<br />
scheme.<br />
Key Architectural Features<br />
lPunctuation buildings will be encouraged at significant<br />
junctions/corner sites/gateway entrances/nodal points to<br />
the development.<br />
lBuildings with frontages to parks, pedestrian/cyclist routes<br />
