Development Review Committee Recommendation: Based upon the findings of fact, the
information provided by the applicant, and a recent site visit, the Development Review
Committee recommends APPROVAL of CU 11-05M with conditions.
CONDITIONS OF APPROVAL
Based upon the findings of fact the Development Review Committee recommends APPROVAL of
CU 11-05M with the following conditions:
1. This Conditional Use approval is for an existing ±4,000 square foot retail building (pro
shop); six (6) paintball fields and a woodsball field; and associated storage structures.

2. The normal business hours of operation for paintball and woodsball fields are 9:00 AM to
7:00 PM (or dusk, whichever comes first). The paintball and woodsball fields may be
open for one weekday and the weekend.
3. No air horns or similar type devices shall be utilized in association with paintball
activities conducted on site. [PLG]
4. An eight foot (8’) opaque fence shall be installed and maintained along the northern and
western property lines. The fence along the northern property line shall begin at the
northwestern corner of the property and continue to the eastern edge of the woodsball
course. The fence along the western property line shall begin at the southern end of the
existing wooden fence and continue southward to a point even with the northern corner of
the retail store. In the event either fence is removed, for whatever reason, the fence shall
be replaced. [PLG]
5. The applicant shall clearly mark the eastern boundary of the woodsball course (via ropes,
stakes, or similar materials) to discourage activities from occurring within adjacent areas
designated as wetlands and/or floodplains. The eastern boundary of the woodsball course
shall be at least 150 feet westward from the edge of the wetlands as depicted on the original
site plan for CU 11-05. [PLG]
6. The applicant shall comply with the new conditions of approval immediately. However,
the 8’ opaque fence shall be in place no later than 5:00 PM on March 5, 2013 or the use
shall cease and desist until staff determines the conditions of approval have been met.
Also, use of the woodsball course shall cease and desist until the marking of the eastern
boundary of the woodsball course is complete. [PLG]
7. At no time shall the applicant allow paintball activities to occur on those portions of the
site designated as wetlands or floodplain. [PLG & CE]
8. Designated parking areas and the paintball fields may be relocated within the site; however,
neither paintball fields nor vehicle parking will be permitted within 40 feet of the northern
property line. [PLG]
