There are no planned improvements at this time. The existing well and septic systems are
working adequately and were permitted when the 4,000 square foot structure was developed on
site. Any future changes to the well or septic system will be reviewed by the Southwest Florida
Water Management District (SWFWMD) or the Florida Department of Health respectively.
Roadways/Transportation Network:
The subject site has frontage on US 98 North, a multi-modal two-lane undivided arterial
roadway, with 32 feet of pavement width. US 98 North transitions to a four-lane divided
roadway approximately 900 feet south of the site. Currently, both links of US 98 North impacted
by the existing use (5416N & 5416S) have an adopted level-of-serve (LOS) of D and the
northbound link is operating at an LOS of B while the southbound link is operating at an LOS of
C. The existing use of paintball fields has been taking place on the site for several years. Prior
to Central Florida Paintball occupying the site, the VFW occupied the 4,000 square foot building
and several different driving ranges utilized the area behind the building. The proposed
modification to the Conditional Use approving the paintball fields is not anticipated to result in
additional traffic along these two segments of US 98 North. In the event additional trips are
generated due to a special event or tournament, there is ample capacity to support those
temporary additional trips.
