Department’s Mission<br />
The primary mission <strong>of</strong> the Assessing Department is to ensure that all property within the town is assessed<br />
fairly and in accordance with the New Hampshire laws governing taxation. Toward that end, the<br />
department conducts various practices to ensure the equitable distribution <strong>of</strong> the tax burden.<br />
2011 Review<br />
While the news nationally is that the housing market is improving, New Hampshire ranks third from the<br />
bottom in home price appreciation according to the Federal Housing Finance Agency (through 9/30/2012).<br />
The chart below shows residential sales activity on a state, county and local basis per New Hampshire<br />
Multiple Listing Service (MLS) in 2012. For the year, the number <strong>of</strong> sales in <strong>Meredith</strong> remained about the<br />
same compared to 2011 with the median sales price down 3.97%. State and County wide sales prices are<br />
up slightly over 2011 figures. The second half <strong>of</strong> 2012 showed a marked improvement. The number <strong>of</strong><br />
sales rose 18% (57 vs. 48) and median prices were up 27% overall ($310,000 vs. $244,450). We will see if<br />
this trend continues into 2013.<br />

The <strong>Town</strong>’s total valuation increased .59% in 2012 from $1,845,422,650 to $1,856,317,320. The increase<br />
was due to building permit activity and data changes from our re-inspection cycle. Values were not<br />
adjusted town-wide in 2012 to reflect the changing real estate market. However, values will be updated in<br />
2013. The last town-wide market update was 2009. This should be completed in early August 2013.<br />
We have completed another year in our re-inspection cycle. I would like to thank all taxpayers for their<br />
cooperation in this endeavor. For 2013, we will concentrate in the center <strong>of</strong> <strong>Meredith</strong> (i.e. Winona Rd,<br />
Pease Rd., Parade Rd, etc.) and Lake Waukewan area. The objective <strong>of</strong> the program is to ensure data<br />
accuracy in our assessments and eliminating the need for a costly revaluation every five years. It also<br />
meets the requirements from the NH Department <strong>of</strong> Revenue Administration. If anyone has any questions<br />
