General Government Community Development John C. Edgar, AICP, Community Development Director Angela LaBrecque, Town Planner Bill Edney, Code Enforcement Officer Mary Lee Harvey, Administrative Assistant Chris Tivnan, Clerk Our Mission… The Mission of the Community Development Department is to facilitate courses of action leading to positive outcomes in land use, natural resource conservation, transportation, housing, public health and economic development. The department strives to be comprehensive in its approach while promoting public participation, collaboration and informed decision making. Community Plan (aka Master Plan) Update. In 2012 the Planning Board started the process of updating the 2002 Community Plan (aka Master Plan). New Hampshire law requires the Planning Board to amend from time to time a master plan that provides guidance for future development while preserving and enhancing the town’s unique qualities of life. This planning document articulates a vision for the community and includes goals, objectives and specific recommendations intended to help the community achieve its goals. A web page on the town web site has been set up to keep the public informed and to provide a means of receiving feedback. It is anticipated that the process will evolve over an 18 to 24 month period. In July the Planning Board met with all boards, commissions and committees to solicit their input on existing conditions, issues and challenges. In August, the Board held a similar forum to solicit input from the general public. This project will continue into 2013. Development Activity. The Planning Board reviews applications to: (1) subdivide land, or (2) develop or establish non-residential land uses. In 2012, several projects were completed including: Expansion of Church Landing including 15 additional hotel rooms and additional function room space located on US Route 3. Conversion of the former Christmas Loft into an activity center, retail space and seating for the Town Dock Restaurant located on US Route 3. Conversion of an office building into a seven-unit, multifamily apartment building located on North View Drive. Development of six rental garage bays and related office space, located on US Route 3 South. Approval for outside seating at the Lakeside Deli and Grille located on NH Rt. 25 and Pleasant Street. Conversion of a vacant building into a temporary Rite Aid Pharmacy located on US Rt. 3 North. Conversion of office space into the Arts Collaborative including an artisan gallery, showroom and studios located on Winona Road. Approval of Bushman’s Truck Repair facility located on Foundry Avenue. Rehabilitation of garage bays and related office space located on Winona Road and NH Route 104. Approval of Mack Studs warehouse and accessory salesroom located on NH Route 104. A 7-lot subdivision located on Meredith Neck Road and Powers Road. 20 Town of Meredith

There are several project initiated in prior year(s) where completion is anticipated in 2013, including: Winnipesaukee Playhouse Theatre located on Reservoir Road. Expansion of the Hannaford Supermarket located on NH Route 25. Relocation of Aubuchon Hardware to the Meredith Bay Shops shopping center located on NH Route 25. Building Permitting and Inspection. Permits are required in many instances prior to construction in order to determine compliance with the applicable building, life safety and zoning codes. Bill Edney, Meredith’s Code Enforcement Officer is the local authority responsible for the administration of the building, health and zoning codes and related inspections. Ken Jones, Fire Chief, is the authority having jurisdiction over life safety codes. The public is encouraged to contact Bill and Ken prior to a project in order to determine what, if any, codes may apply. Fourteen (14) Building Permits for single family homes were issued in 2012 as compared to 18 permits in 2011.
