Our Mission…<br />
The Mission <strong>of</strong> the Community Development Department is to facilitate courses <strong>of</strong><br />
action leading to positive outcomes in land use, natural resource conservation,<br />
transportation, housing, public health and economic development. The department<br />
strives to be comprehensive in its approach while promoting public participation,<br />
collaboration and informed decision making.<br />
Community Plan (aka Master Plan) Update.<br />
In 2012 the Planning Board started the process <strong>of</strong> updating the 2002 Community Plan (aka Master Plan).<br />
New Hampshire law requires the Planning Board to amend from time to time a master plan that provides<br />
guidance for future development while preserving and enhancing the town’s unique qualities <strong>of</strong> life. This<br />
planning document articulates a vision for the community and includes goals, objectives and specific<br />
recommendations intended to help the community achieve its goals.<br />
A web page on the town web site has been set up to keep the public informed and to provide a means <strong>of</strong><br />
receiving feedback. It is anticipated that the process will evolve over an 18 to 24 month period. In July the<br />
Planning Board met with all boards, commissions and committees to solicit their input on existing<br />
conditions, issues and challenges. In August, the Board held a similar forum to solicit input from the<br />
general public. This project will continue into 2013.<br />
Development Activity. The Planning Board reviews applications to:<br />
(1) subdivide land, or<br />
(2) develop or establish non-residential land uses.<br />
In 2012, several projects were completed including:<br />
Expansion <strong>of</strong> Church Landing including 15 additional hotel rooms and additional function room space<br />
located on US Route 3.<br />
Conversion <strong>of</strong> the former Christmas L<strong>of</strong>t into an activity center, retail space and seating for the <strong>Town</strong><br />
Dock Restaurant located on US Route 3.<br />
Conversion <strong>of</strong> an <strong>of</strong>fice building into a seven-unit, multifamily apartment building located on North<br />
View Drive.<br />
Development <strong>of</strong> six rental garage bays and related <strong>of</strong>fice space, located on US Route 3 South.<br />
Approval for outside seating at the Lakeside Deli and Grille located on NH Rt. 25 and Pleasant Street.<br />
Conversion <strong>of</strong> a vacant building into a temporary Rite Aid Pharmacy located on US Rt. 3 North.<br />
Conversion <strong>of</strong> <strong>of</strong>fice space into the Arts Collaborative including an artisan gallery, showroom and<br />
studios located on Winona Road.<br />
Approval <strong>of</strong> Bushman’s Truck Repair facility located on Foundry Avenue.<br />
Rehabilitation <strong>of</strong> garage bays and related <strong>of</strong>fice space located on Winona Road and NH Route 104.<br />
Approval <strong>of</strong> Mack Studs warehouse and accessory salesroom located on NH Route 104.<br />
A 7-lot subdivision located on <strong>Meredith</strong> Neck Road and Powers Road.<br />
