How does the value of my property affect the rates I will be billed?
1. The higher the value of the property, the higher the rates will be.
2. The value of the property is determined by valuers (internal and contracted) and the resulting
value is multiplied by a factor, which results in the amount of rates charged.
3. The valuation of properties is performed in accordance with national legislation.
Why am I billed if my property is vacant?
1. The property has value and as such is rateable.
2. The property also receives the indirect benefits of municipal services such as roads, streetlighting,
storm-water drainage etc.
3. The fire levy is raised on all properties as it is always possible that the property may experience
a fire and require the services of the Fire Department.
4. If the property is in a serviced area and those services are readily available, availability charges
will be raised even if the services are not used.
