11: POST WAR RESIDENTIAL FLATS<br />

Residential flats (usually three to five storeys) set within spacious grounds, typically<br />

dating from 1960s or later.<br />

Urban form is defined by large plots with an internal street pattern <strong>of</strong> curvilinear streets<br />

terminating in dead ends <strong>and</strong> car parks.<br />

Early post war flats are generally public housing developments with a simple block form,<br />

minimal architectural detailing <strong>and</strong> a simple palette <strong>of</strong> materials including brick, render,<br />

concrete <strong>and</strong> glass with uPVC or metal windows <strong>and</strong> doors.<br />

Later flatted developments display a greater variety in architectural form <strong>and</strong> detail,<br />

including decorative brickwork, balconies, mansard ro<strong>of</strong>s, <strong>and</strong> neo-classical features.<br />

Entrances (divided into visitors, services, private entrance for residents only) are<br />

indicated by features such ro<strong>of</strong> overhangs, large scale projected or recessed<br />

doorways/porches or entrance stair cases.<br />

Parking is generally provided in communal parking bays <strong>and</strong> garages.<br />

Open space is ‘designed’ into each development <strong>and</strong> provides a setting for the flats.<br />

Views are <strong>of</strong>ten short <strong>and</strong> terminated by the large buildings. However, some long<br />

distance views are available from the upper storeys <strong>of</strong> flats.<br />

Perimeter fencing <strong>and</strong> entrance gates contribute to a ‘contained’ or private character.<br />
